PC 1961-1962-365. ~ ~ ~ ~ _ ~. ~: ,~~, ~.~ • .~ , RESOLUTION N0. 365: SERIES 1961-62 _ A RESOLUTIQh OF THE CITY PLAhT~I.'~Y~i ~iwviISSION OF THE CI?Y OF ANAHEIM REOOMMENDIPIG T'~ TIiE CTTY OOUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFI~ATION N0. 61-62-110 BE APPROVED WHEREAS, the City Council of the City of Anaheim did initiate a verified Petitib~ for Reclassif ication of certain real property situated in the City of Anaheim, County of Or.ange, State of California, as des~ribed in Exhibit "A" attached hereto and referred to herein as though set foxth in fullf and WHEREAS, •~he Uity Planning Commission did hold a public hearing at the City Hall in the City of Anaheim an June 11, 1962, at 2t00 o'clock P.M., notice of said public hearing having been duly given as required by law and in accoxdance with the provisions of the Anahelm Munici~al Code, Chapter 18a72y to hear and consider evidence for and against said proposed _ reclassification and to invecti9ate and make findings and recommendations in connection therewith; and WHEREAS~ said Commission, after due inspection, investigation, and study made by itself and in its behalf, and after due consideration of all cvidence and r eports offered at said hearing, does fin^ and determine the following factss 1. That the City Council has initiated a reclassification of the above described property from the R-A, Residential Agricultural; Zone.to the C-ly Neighborhood Commercial~ Zone for Parcel Nos. 1, 2, 3, and 4 and P-1, Automabile Parkingy Zone for Parcel Nos. 5 and 6j and R-3; Multiple Family Residential, Zone for Parcel Nos. S and 9. 2. That the proposed reclassification of sub3ect property is necessary and/or desirable for the orderly and proper develppment of the Gommunity.~ 3. That the praposed reclessification of subject prnperty does properly relate to the zones and.their permitted uses locally established in close proximity to suUject property and to the zones and their permitted uses generally established throughout the community. 4. That the proposed reclassification of sub~ect property does require dedication for and standard improvement of abutting streets because said prQperty does relate to and abut upon streets and highways which are proposed to carr.y the type and quantity of traffic, which will be generated by the permitted uses, in accordance lvith the circulation element of the Generai Plan. 5. Mos. ~, 1, 2, 3, 4~ 5, 6, 7~ 8' and 99 and to incorporate said described property in the G1, Neighbor- hood Commercial, Zone9 Parcel Nos. 1, 29 3, and 4j P-1, ,4utomobile Parking, Zone, Parcel Nos. ` 5 and 6= R-3, Multiple Family Residential, Zone, Parcel Nos. 8 and 9; upon the following condi- tions whfch are hereby fouttd to be a necessary prerequisite tv the proposed use of the sub~ect property in order ta preserve the safety and general welfare of the citizens fo the City of Anaheim. Preparation of street improvement plahs and installation of all improvements for Lincoln and all improvements on Parcel Nos. 3 and 6, subject to the approval of the City Engineer and in accordance with the adopted standard plans on file in the office of the City II~:; Engineer. Payment af a Park and Recreation Fee of $25.00 per dwelling unft to be collected as x~; part of the Auilding Permi'te :'r 7. Provision of trash storage areas as determined by the Department of Public Works, San- itation Divisionq Iv}iich are adequate in size, accessible,to tresb-truck pickup, and adequately ';•;; enclosed by a salid fence or wall~ :: 8. Sub~ect to the approval of Petition for Conditional Use Permit No. 248. 9. Time limitation of one hundred and eighty (180) days for the accomplishment of Item ': Nos. 1! 2, 3~ 49 5, and 7. , 10. Provision of paricing in accordance with Code requirements and in accordance with the ~ open air parking spaces standards adopted by the Planning Couunission and on file fn the Planning ti Department. ~` 11. Installation of landscaping in the parkway portion of the Linco]n Avenue right-of-way E; r- line abuttin.g Parcel No. 3 and installation of an B£oot wide landscaped strip along the southerly , ~` boundary of Parcel No. 5, plans for said landscaping to be submitted to and subject to the c approval of Superiht2ndent of Parkway Maintenan~:e, and said landscaping to be installed prior , to Final Building Inspectiony provided that sa.id landscaping in Parcel No. 5 shall consist of minimum 15 gallon size pine trees spaced at 24 foot intervals intersperced with Oleander ; trees spaced at S foot intervals. ; 12. Recordatio: c` P-1 deed restrictions limiting the use of Parcel Nos. 5 and 6 to ve~icular parking oni; 13. Installation of an 18" high solid masonry wall along the east line of Parcel No. 6~ except the so~atherly 100 feet thereof, prior to F~nal Building Inspection of the driveway on Parcel No. 6. ~ 14. Sub~ect to the approval of a Conditional Use Permit for a planned unit residentiai ; development on'Parcel Nos. 8 and 9. 15.. Sub~ect to the construction of a six (6) foot masonry wall along the southerly boundary of Parcel No. 3 and the southerly 100 feet of the easterly boundary of Parcel No. 6 where sa:d parcels abut the property proposed for Reclassiiication t0 the R-3~ Multiple Family Residential, Zone. 16.
