Rl-A ~ ` ~ ~ ~ : ~ ~: -~ . _ _.__ --- . .+~3 ~___ t -1- ~ , 'r 5 i i ,r . f- . ~Y, .~: ~TOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby recommend 1~o th~ City Council of the City of Anaheim thet subject Petition for ReclaesiGcaEior. be approved end, by so doL~g, thet Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the above described property from'the R-A, Residential Agricultural, Zone for Parcel Nos. 1 and 2yand to incorporate said described proparty in the C-29 General Commercialy Zone for ParcelNo. T, and M-.1, Light Manufacturing, Zone for Parcel No. 2, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order tG preserve the safety and ger~eral welf are of the citizens of the City of Anaheim~ 1. Preparation of street improvement plans and installation of all improvem~enta for Lincoln Av~nue, sub~ect to the approval of the City Engineer and in accordance wit}~ the adopted standard plans on f ile in the off ice of the City Engineer. 2. Payment of $2.00 per front foot for street li.ghting purposes on Lincolc~ Avenue. 3. Provisian of trash storage areas as determi-ned by the Department of ~Public Works, Sanitation Division,, which are adequate in size, accessible to .trash-truck pickupy and adequately enclosed by a solid f ence or wally prior ta Final Building Inspeci:ior~. 4. Provision af a three (3) foot public utility easement and a two (2)•Foot overhang easement along.the westerly ~oundary of the subject property to adaquately serue the subject property and other properties, at the time of ~he installation of the service facilities. 5. Installation of fire hydrants, as determined to be necessary by the City,of Anaheim Fire Marshall, to provide adequate fire protection. 6. Time limitation of one hundred and eighty (180) days for the accomplishment of Item Nos. 1, 2, and 4. ~ 7. Development substantially in accordance with Exhibit Nos. 1 through 5. 8. Installation of a thirty-f ive (35) foot landscaped setback abutting the Lincoln Avenue right-of-way line, and that said landscaping be installed prior to Final Builu±:~g In- specLion. 9. Posting of a bond to insure th~e construction of a six (6) foot masonry wall where said property abuts property classif ied in the R-A, Residential Agridultural~ Zone.
