Dedication of thirty-two (32) f eet from the monumented canterline of Winston Road, (20 feet existing). 2. Preparation of street improvement plans and installation of all improvements for Winston Road subject to the approval of the City Engineer and in accordance with the adopted standaxd plan on file in the office of the City Engineer. 3. Payment of $2.00 per front foot for street lighting purposes on Winston Road. 4. Payment of a Park and Recreation fee of $25.OC per dwelling unit to be collected as part of the Building Permit. 5. Provision of trash storage areas as determined by the Department of Public Works, Sanita•tion Division, which are adequate in size accessible to trash-truck pickup and adequately enclosed•by a solid fence or wall~ prior to Final Building Inspection. 6. Time limitation of one hundred eighty (180) days for the accomplishment Of Item Nos. 1,2, and 3. 7. Development substantially in accordance with Exhibit Noa 1. S. Subject to the approval of a Conditicnal Use Permit for a planned-unit multiple fami.ly residential development on sub~ect property. 9. Provision of a six (6) foot masonry wall on the west and east bound:ries of subject property in order to maintain theiesidential integrity of the development and protect the abutting property to the easi and to the west of subject property. 10. Frovision that the interior walis of the proposed carports shall be stuccoed, that enclosed storage areas shall be provided along the rear wall of~each carport, and that c I? ~ ~~. ~ adequate bumper guards shall be provided to protect the rear of the ~-roposed carports. .
