That th2 traffic generated by the praposed use will not impose an undue burden upon the stxeets and highways designed and improved to carry the ~raffic in the area. 6. Dedication of thirty-two (32) feet from the monumented centerline of Winston Road (10 feet existing). 2. Preparation.of stree~ improvement plans ana installation of all improvements for Winston Road subject to the a~~proval of the City Engineer and in accordance with the adapted standard plans on f ile in the off ice of the City Lngineer. . 3r Payment of $2.Q0 pEr front foot for street lighting purposes on Winston Road. 4. Payment of a Park and Recreation Fee of ~25.00 per dwelling unit to be collected as part of the Building Permit. 5. Provision of trash storage areas as determined by the Department of Public Works, Sanitation Division, which are adequate in size accessible to trash-truck pickup and adequately enclosed by a solid fence o:~ wall prior to Final Building Inspection. 6. Subject to the approval of petition for Reclassification No. 61-62-122. 7. Time limitation of one hundred and eighty (180) days :ar the accomplishmnnt of Item Nos. 1, 2, and 3. 8. ~Developm=nt substantially io accordnace with Exhibit No. 1. 9. Provision of a six (6) foot masonry wall on the west and east boundaries of subject property in order to.maintain a residential integrity of the development and to protect the abutting properties to the east and to the wast of subject property. 10, Provision that the interior walls of the proposed carports shall be stuccoed, or that a block wall on the rear of the proposed carports shall be substituted with the side walls beie;g stuccoed, that enclosed storage cabinets shall be provided along the rear wall of each carport~ and that adequate bumper guards shall be provided to protect the interior wall of the proposed carports from damage. 11. Provision of fire hydrants as required by the City of Anaheim Fire Department.
