That the petitioner requests a variance from the Aneheim Muaicipal Code: ~Section 18o32e080 (3) to alter an existing residence into a duplexa 2. Thet thece are exceptional or extrao~dinery circumatences or conditloas applicable to the property involved or to the intended use of the property that do not apply generelly to the property or class of use in the seme vlcinity and zone. 3. Thet the requested varience is necessery for the preaervation ond eajoymeat of a substentiel property right possessed b~ other propecty in the seme vlcinity and zone, end denied to the pmpecty in question. 4. That the requested varience will not be matedally detrimentel to the public welfere or injurious to the pmp- erty or impmvements in such vicinity and zone in which the propeety ia located. 5.
