A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 288 BE GRANTED
WHEREAS, the City Planning Commission of the City of AnaheIm did receive e vexified Petition for Conditionel

Street, Attaheim, California, Owners of certain real property.situated in the City of Ana-
heim, County of Orange, State of California, as followss The eazt 195v00 feet of the north
193.00 feet of the north..half of the northeast quarter of the northwest quarter of Section
24, Township 4 South, Range 11 West~ in the Rancho Los Coyotes, City of Anaheim, County
of Orange, state of California, as said section is shown on a map recorded in book 51,
page 11 of Miscellaneous Maps, in the office of the county re~osder of said county

WHcREAS, the City Planning Commission did hold a publlc hearing et the City Hell in the City of Anaheim on
August G0~ 1962, at 2:00 o'clock P.M., notIce of aeid public heering having been duly given es :equired by
law and :n accordence with the provisions of the Meheim Municipal code, Chepter 18.64, to hear and consider evidence
for and against said proposed conditionel use and to investigate and make fIndings end cecommendetions in connection
theeewith; end •
WHEREAS, seid Commission, nfter due inspection, iavestigetion, end study'mede by itself end in its behelf, and
after due consideration of eil evidence and reporte offered at said hearing, does find r~::d determine the following fects:
1. That the pcoposed use is properly one for which e Conditional ,Use Permit is euffiorized by this Code, to
wit: establish a service station.
2. That the prcposed use will not adversely affec; the adjoining lend uses end the growth end development of
the erea in which it is propoaed to be loceted.
3. Thet the eize and shapa of the Aite peoposed for the uae is adequete to allow the full development of the
proQ.oaed. use in a mennrr not detzimentel to the perticuler area nor to the peace, health, safety, end general welfere
of the Citizens of the City of Maheim.
4. Thet the grenting of the Conditional Uae Permit under the conditions imposed, if eny, will not be detrimental
to the peace, health, ~efety, and generaP welfere of ffie Citizens of the City of Anaheim.
5o That the traffic generated by the ~,ropossd use will net impose an undue burden
upor. the streets and highways dosigned and improved to carry the traffic in the area.

:. Petition foc Conditionel Use Permit, upon the following conditions whiJ~ e:e heceby found to be e necessary p~ereQuisite
to tne proposed use of the subject propedy in order to p:eserve th~ safety and generai welfare of the Citizens of the
City of t~naheim:
1. Paymeqt of ~2.00 per front foot for street lighting purposes on Ball Road and Dale
Avenua.
2. Installation of driveways on Ball Road and I1ale Avenue in accordance with the adoptod
standard plans on file in the office of the City Engineer.
3o Time limitation of one hundred eighty (180) days for the accomplishment of Item Nos.
1 and 2. i
4. Development substantially in accordance with Exhibit Nos~ 1, 2, and 3 as amonded.
5. Installation of a forty-two (42) inch masonry wall along the west and south boundaries
of subject property prio•r to Final Building Inspectiono
6. Installation of laridscaping on the northeast corner, along the east property line
be:ween the driveway and south_property line along the nortt: prc~erty line between the
driveway approaches, and along the south and west propertylines: plans for said landscap- ',
ing to be submitted to and sub3ect to the approval nf the Superir;tendent of Parkt~ay i
