Dedication of forty-five (45) feet from the monumented centerline of Yiestern Avenue (20 £eet existing). 2. Preparation of street improvement plans and installation af all improvements for Western Avenue, subject to the approval of the City Engineer and in accordar~ce with the adopted standard plans on f ile in the off ice of the City-Engineere ~3, Payment of 52~00 per front foot for street lighting purposes on Western Avenue. 4o Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected ; as part of the Building Permitn ~ 5. Provision of standard trash storage areas as determined by the Department of , Public R'orks, Sanitation Division, prior to Final Building Inspection. ' 6o Installation of fire hydrants, as determined to be necessary by the City of Anaheim Fire Department, to provide adequate Fire protectiono ~, 7. Access drives shall be a minimum of twenty-one (21) feet in width with adequate - angle cut-offs provided, or a minimum of twenty-eight (28) feet in width if no cut-offs ~` are provided, and in all cases, shall have a mimimum vertical clearance of fourteen (14) ``i f eet. 8. Provisions of a thirty (30) foot radius turn around at the west end of the drive- way or acquisition of the access rights to the alley by purchasing a portion of Lot A, ; Tract No. 38860 ' 9. Time limitation of one hundred eighty (180) days for the accomplishment of Item ; , Nos. 1, 2, 3, and 80 10~ Development substantially in accordance with Exhibit Nos. 1~ 2, and 3~ 21o Installatior~ of a six (6) foot masonry wall along the north boundary of subject property prior to Final Building Inspectione ; 12o Installation of a six (6) foot masonry wall along the easter?y two hundred (200) ~ feet of the southerly boundary, and the southerly eighty-nine (89) foet of the easterly boundary of subject property, or the posting of a two-year bond to insure the installation .. of said wall.
