WHHRBAS, Code, Sect9.on 18.80.090 requires that the minimum livable floor space af any single family dwelling erected, constructed, or located 3n that area lying east of Placentia Avenue, south of the Anaheim-Olive Road, and north of Ball Road shall be not less than 1,350 square feet, AND WHERBAS, Code, Section 18.80.100 requires that the minimnm livable floor space of any single family dwelling erected, constructed, or located in that area lying between Placentia Avenue and Sunkist Street and the Riverside Freeway and Anaheim-Olive Road shall be not less than 1,525 square feet, AND WHBRHAS, there are presently 44 tracts in that area withia the City af Anaheim bounded on the West by State ~ollege Bouievard and on the south by Hell Road, the majority of which have bet:~ canstructed within the last 5 years, AND WHHRHAS, an analysis of these 44 tracts reveals that complete information on the livabie floor space of 569 homes contained in 12 of these tracta is available, wherein 88~ of these 569 homes contain in exceas of 1,925 squav~~feet of livable floor space, and wherein the remaining 12~ contain an average of'1,425 square feet of livable floor space, AND WHHRBAS, further analysis of these 44 tracts reveals that limited iaformation on the livable floor space of 1,066 homes contained in 18 tracts is available, wherein 34% of these 1,066 homes are in excess of 1,525 square feet of livable floor apace, and wherein the remaining 66% contain an approximate average of 1,325 square feet livable floor space, AND WHSR&AS, an analy3is of the remuining 14 tracts reveals that no informa- tion on the livable floor space is curren~ly available without detailed field investigation, AND WHERBAS, the vast majority of homes constructed since 1960 in this area have contained an average livable floor space in excess of 1,525 square feet, particularly between Sunkist Street and the Santa Ana River where, for example, 617 homes range from 1,525 square feet to over 2,000 sqaare feet, compared to 274 homes with less than 1,525 square feet, AND WHHRHAS, although a minimum livable floor space requirement of 1,525 square feet is effective north of Lincoln Avenue, and 1,350 square feet south of Lincoln Avenue wherein homes exist with lesa than the required miaimums, said homes having been established prior. to the effect3ve date of these minimum livtable floor area requa;rements, AND WHHRBAS, an upgrading of the 1,350 square foot requirement south of Lincoln Avenue to 1;525•square~foot requirement would~again fesult in a number of non -conforming homes, AND WHHRBAS, an extension of the existing 1,525 squafe foot livable floor space requ~irement presently effective north of Lincoln Avenue withia the area of the present and future limits of the City of Anahe3m, east of State College Boulevard would complement the trend of developmeat within the last two years between State Coliege Houlevard aa3 ~he Santa pna River and would eatablish a comparable standard of develoQment for an area, w3th sn equal if not greater potential for high quality residential developmeat, easterly of the Santa Ana River. _ _ _. ~ .__,..__._-~. _. .,;;,`__..____~ , . -~a t ~`~ 'eiCr."
