DIZNEY, care of Harry M. Halstead, Attorney, 617 South Oliv2, Los Angeles, California, Owners; CHIP CHASIN, 1801 Newport Boulevard, Costa Mesa, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, as described in Exhibit "A" attached hereto and referred to herein as though set forth in full ; end WHEREAS, the City Plenning Commission did hold a public hearing et the City Hall in the City of Aneheim on October 1~ 1962, at 2:00 o'clock P.M., notice of said public hearing having ~een duly given as required by law and in accordence with the provisions of the Aneheim Municipel code, Chapter 18.64, to hear end consider evidence for end agc,inst seid proposed conditional use and to investigete and meke findings and recommendetions in connection thetewith; and • WHEREAS, said Commission, after due inspection, investigetion, and study made by itself end in its behelf, end after due consideration of ell evIdence and reports offered et said hearing, does find and determine the following facts: 1. That the proposed use is properly one for which a Conditionel .Use Permit is euthorized by this Code, to wit: establish a planned-unit development. 2. That the pcoposed use will not adversely affect the adjoining lend uses and the growth and development of the area in which it is proposed to be located. 3. Thet the size and shape of the site proposed for the use is adequate to ellow the full development ofthe proposed use in a manner not detrimental to the particular aree nor to the peace, health, seEety, end general welfare of the Citizens of the City of Maheim. 4. Thet the granting of the Conditionel Use Permit under the conditions imposed, if any, wiil not be detrimental to the peace, health, sefety, and general welfete of the Citizens of the City of Aneheim. 5. That the~traffic generated by the proposed use will not impose an undue burden upon the streets and highways designed and improved to carry the traffic in the area. 6~ That cai•po.rts ma;- be substituted for garages on the proposed development in accordance with Code Section 18~64.070. . 7, That ~o one appeared in opposition to subje:t petition. Prep~~r~'cion of street improvement plans and installation of .all.improvements for Ball Road, subject to the approval of the City Eng~neer and in accordance with the adopted standard pians on file in the office of the City Engineer. 3. Payment of $2.00 per front foot for street lighting purposes on Ba11 Road. 4. Payment of a Park.and Recreation Fee of $25.00 per dwelling urrit to be collected a~ • part of the IIuilding Permit. 5. Provision of standard trash storage areas as-determined by the Department of Public Wosks, Sanitation Division, rior to Fin~l Buil in Ins ection. 6o Installation of fire ~iydrants, as determ~ine~ to ~be• necessary by t~e~ City of Anahe-im Fire Department, to provide adequate fire proteptio . 7. .Time .limitation of orre hundred and eighty 1180~ days for the accomplishment of Item Nos. 1, 2, and 3. R, .Subject ~o the approval of Petiti~n for Reclassif:cation No. 62-63-31. 9. Development substantially in accordance with Exhibit Nos. 1 and 2 except that shake. roofs shall be installed where the roofs are visible from Ball Road. 10. Installation of a six (6) foot masonry ~rall as indicated on Exhibit No. 1 around the periphery of subject property except the Ball Road frontage. Where said block wall construction'coincides with the proposed carports, said block wallmay be incorporated in the rear wzlls of the proposed carports instead. 11. Provision that the interior walls of the proposed carports sh=l.1 be stuccoed, that enclosed storage cabinets shall be pr~vided along the rear wall of each carport, and that adequate bumper guards shall be provided to protect the interior wall o£ the proposed carports frnm damage.
