WHEREAS, said Commission, efter due inspection, investigetion, end study mede by itself end in its behalf, end after due consideration of ell evidence and reports offered et seid headng, does find and determine the following fects: 1. That the petitianer proposes a reclassificetion of the above described property from the R-1~ One Family Residential, Zone to the C-1, Neighborhood Commercial, Zone limited to business and pro- fessional uses only to allow an existing rest home and permit its expansion. 2. That the proposed reclassification of subj~~;.property is necessery and/or desireble tor the o:derly and pro- per development of the community. 3. Thet the proposed reclassificetion oF subject pcoperty does properly celete to the zones and their permitted ases locally esteblished in close proximity to subject prope:ty and to the zo:;es end their permitted uses generally esteb- lished throughout the communlty. 4. That the proposed reclassification of subject property does not require de~ication for and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are improved to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plan. 5. That no one appeared in opposition to subject petition. Provision of a five (5) foot public utility easement along the soutnerly boundary of the subject property to adequately serve the subject property and other properties, at the time of the installation of the service facilities. 2. Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Division, prior to Final.Building Inspection. 3. Development substantially in accordance with Exhibits A and B. 4. Subject to the approval of Conditional Use Permit No. 303. 5. Provision of fully inproved parking in accordance with Code requirements prior to Final Building Inspection of the proposed expansion.
