Thet the p:opoaed use is ptonecly one for which a Conditionel .Use Permit is euthorized by this Code, to wit: establish a child-care nursery. 2. Thet the proposed use will not adveraely affect the edjolning lend uses and the growth and development of the uea in which it is proposed to be loceted. 3. Thet the size and shepe of the sita ptoposed for the use is edequete to ellow the full development ofthe proposed use in e menner not detdmental to the padiculer aree no~ to the peace, health, safety, and generel welfere of the Citizens of the City of Mehelm. 4. That the granting of the Conditional Use Petmit under the copditions imposed, if any, will not be detrimentel to the peace, health, safety, end genecal welfere of the Citizens of the City of Aneheim. 5. That the traffic generated by the proposed use will not impose an undue burden upon the streets and highways designed and improved to carry the traffic in the area. 6. Dedication of fifty-three (53) feet from the monumented centerline of Ball Road (50 feet existing). 2. Time limitation of one hundred and eighty (180) days for the accomplishment of Ttem Plo. 1. 3. Provision of a six (6) foot masonry wall along the north side of subject property extending westerly approximately fifty-one (51) feet and then extending southerly five (5) feet to the existing structure and a six (6) foot masonry wall extending from the south- easterly corner of the existing garage to the existing masonry wall on the east boun~ary of subject property in order to enclose the play area, said walls to be constructed psior to the issuance of a business license. 4. Limitation of all signs to one unlighted sign with a maximum area of eight (8) square feet. 5. Maintenance of the landscaping of the Ball Road and Hampstead Street frontage of subject property as a condition of use.
