WHEREAS, aaid Commission, efter due inapection, investigation, and study made by itself ond in its behalf, end after due rnnsideration of all evidence and reports offered at said hearinQ, doea find and determine the following facts: 1. That the petitioner proposes a reclassification of the above described pmpecty from the R-A~ Residential Agricultural, Zone to the k-3, iNultiple Family Residential, Zone to construct a two-story multiple family residential development. 2. Thet the proposed :eclessification of subject property is necessary and/or desireble for the orderly and pro- per development of the community. 3. That the proposed reclessillcetion of snbject property does pmpes!y relate to the zones and their permitted uses locelly estabiished in close proximily to subject propedy end to the zones and their permitted uses generelly esteb- lished throughout the community. ' 4. That the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plan.~ 5. That no one appeared in opposition to subject petition. . ~ Rl-A i 4 i _- ~; ~~ -1- ~ •' • ,__i ~ ~ . `~ NOW, THEREFORE, BE IT RE50LVED that the Anaheim City Plenning Commfseion does hereby recommend /~ / to the City Councii of the City of Aneheim that aubJect Petltion for RecleeaiHcetioa be appmved and, by eo doing; • thet Title 1&Zoning of the Aneheim Municipal Code be emended to exclude` the ebave described propeety from the R-A9 Residential Agricultural, Zone, and to incorporate saici described property in to the R-3, Multiple Family Residential, Zone upon the following conditions which are her~by found to be a necessary prerequisite to the proposed use of the sub3ect property in order to pre- serve the safety and general welfare of the Citizens of the City of Anahein. 1. Dedication of fifty-three (53) feet from the monumented centerline of Ball Road (30 feet existing). 2. Preparation of street improvement plans and installation of all improvements for Ball Road subject to the approval of the City Engineer and in accordance with the adopted standard plans on file in the Off ice of the City Engineer. 3. Payment of $2000 per front foot far street lighting purposes on Ball Road. 4. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as part of the Building Permit. 5. Provi~ion of trash storage areas as determined by the Aepartment of Public Works, Senitation Division, which are adequate in size, accessible to trash-truck pickup and adequately enclosod by a solid fence or wall prior to Final Building Inspection. 6o Instellation of fire hydrants, as determined to be necessary by the City of Anaheim Fire Department, to provide adequate fire protection priar ta Final Building Inspection. 7. Time limitation af one hundred and eighty (160) days for the accomplishment ef~ Item Nos. 1, 2, and 3. ~~ 8. Development substantially in accordance with Revision No. lt Exhibit Nos. 1~ 2, 3, 4, and 5. 9. Subject to the approval of Variance No. 1525.
