No. 483, and further described as 1701-1739 and 1761-1839 West La Palma Avenue . • ; end WHEREAS, the City Pia~ning Commission did hold a public headng at the City Hell in the.City of MeheLn on November 26~ 1962~ et 2:00 o'clock P.M. noEice of said public heedng heving been duly given es requlted •by lew end in accordence with the pmvisions of the Meheim Municipal Code, Cheptet 18.72, to hear end conelder evidence for end ageinst said ptoposed reclasaification and to investigate end maka findings end recommendations ia coanoctioa therewith; and WHEREAS, eaid Commisaion, after due inepection, investigeUon, end atudy made by itself end ia ita behalf, end efter due consideration of ell evidence and reports offered at said hearing, does find and determirte the following .facte: 1. Thetthe City Council proposes a reclassification of the above described properties from the R-A, Residential Agricultural, Zone for Parcel Nos. 4 through 8, the west one-half of Lot No. 15, and Lot Nos. 16 through 31, the C-2, General Commercial, Zone of Parcel Nos. 1, 2, and 3~`C-3, Heavy.Commercial Zone of Parcel Nos. 9~nd 10 to the C-1, Neighborhood Cormriercial, Zoc~e subject to the cnnditions contained herein, as an intent to provide for the proper reclassification of the respective parcels of Tract No. 483. 2. That the proposed reclassificetion of aubJect property is neceasary end/or deaireble for the ordarly end pro- per development of the community. 3. That the proposed reclassiflcetion of aubJect property does pmperly relete •to the zones end thelt pe~mittod uses locally estebliahed in close proxlmity to subject property and to the zones and their permitted uses generally eatab- lished throughout the community. 4. That the proposed reclassification of subject propc.rty does require dedication for and standard improvement of ebutting streets because said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of txaffic, which will be generated by the permitted uses, in accordance with the circulation elemen~ of the General Plan. 5.
