The Southerly 62 feet of the Northerly 124 feet of the Westerly 170 feet of the South half of the North half of the Northwest quarter of the Northwest quarter of Section 12, Township 4 South, Range 10 West, in the Rancho San Juan Cejon de Santa Ana, as shown on a Map recorded in Book 51, page 10 of Miscellaneous Maps, records of Orange County, California ; and WHEREAS, the City Plenning Commission did hold e public hearing at the City Hall in the City of Aneheim on November 26~ 1962 at 2:00 o'clock P.M., notice of said public hearing having been duly givea es reqnired by law end in accordance with the provisions of the Meheim Municipal Code, Chepter 18.72, to hear end consider evi- dence for and ageinst seid pcoposed reclassificetion and to investigate and meke findings and recommendatione in connection therewith: and WHEREAS, seid Commissioa, after due inspection, investigation, and study made by itself end in its behelf, and after due considexation of all evidence and repods oEfered at seid hearing, does fii~d and determine the following facts: ' 1. Thet the petitioner proposes a reclessification oE the above described pmpedy from the R-A~ Residential Agricultural; Zona to the C-1, Neighborhood Commercial, Zone to permit the establishment of a real estate office in an existing residence. 2. That although the reqnested classification of subject property is in accordance ~i~h the Preliminary General Plan, the continued use of the existing residential structure, whether or not remodeledy with its present 19 foot setback, would be detrimental to the development of the abutting properties to the northo Consequently, any C-1, Neighborhood Commercial, Zone classification of subject property should be dependent u~on the clearance of all existin9 structures end replacement with commercial facilities having a setback in accordance with the setback of the abutting properties to the north> 3.
