SERIES 1962-63 ~ i ~ f ~ A RESOLUTION OF THE CITY PLANNING ~MMISSION OF THE CITY OF ANAHEIM • THAT PETITION FOR VARIANCE N0. 1532 BE GRANTID WH"r.REAS, the City Planning Commission of the City o.f Anaheim did receive a ve~rified Petition for Variance from MA~. HEENWN ~USTy 651.South Plutwood, Anaheim, California, Owner; RICHARD IANG, 811 Nutwood, Anaheim, California, Agent of certain real property situated in the City of Anaheim,'County of Orange, State of California as described in Exhibit "A" attached hereto and r:eferred to herein as though set forth in full ~ ;and • WHEREAS, the City Planning Commission did'hold a public hearing at the City Hall in the City of Anaheim on December 10, 1962, at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by law and in accordance with the provisions o.f. the ~'~naheim Municipal Code, Chapter 18.68, to hear and consider evidence for and against said proposed~nrariance and to investigate and make f indings and recommendations in connection ~therewith; and VfHERFAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf and after due consideration pf all evidence and reports'~off ered as said hearing, does find and determine the following facts: 1. That the petitioner requests a variance from the Anaheim Municipal Codet Section 18.1d:030 (4-a), which requires~ that R-A, Residential AgriGUlturalr,;.Zoned.parcels, other than designated iots in a subdivision, shall not•be less, than one acre, and Section 18.80.080, which requires that any single family dwelling unit shall have a minimum livable floor area of nat less ~than 1,225 square feet, to divide sub3ect property into two parcels4 Parcel No. 1 to have a width of 67 feet and an area of less than one acre, and Parcel No. 2 to have a width of 50 feet and an area of less than one acre; and to.establish a sirlgle family dwelling unit on Parcel No. 2 with a livable floor area of 1,006 sq~aere feet. 2. That theie are exceptional or extraordinary circumstances or conditions applicable to the property involved or to the intended use of the property that do not apply generally to the property or class of use in the same v3cinity and zone. 3. That the requested variance is necessary for the preservation and enjoyment of a sub~tantial property right possessed by other property in the same vicinity and zone, and denied to the property iq question. 4. That the requested varience will not be materially detrimental tr, the public welfare or in3urious to the property o* improvements in such vicinity and zone in ahi:,•h the property is located. 5. That the requested +iariance will not ad.y_ersely affect the Comprehensi:ve General Plan. 6. That no one appeared in opposition to subject petition.
