ROBBy D.D.S.9 1707 South Euclid Avenue, Anaheim, California, Owner of certain,r.eal.property situated in the City.of Anaheim, County of Orange, State of California, described as Lot No. 17 in Tract No. 2176, and further described as 1703 Sumac Lane, Anaheim, California ~ ; and WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Meheim on DeCember 27~ 1962~ at 2:00 o'clock P.M. notice of said public hearing heving been duly given es required •by law and in accordance with the pcovisions of the Anaheim Municipel Code, Chapter 18.72, to hear and consider evideace for end ageinst said ptoposed ceclassification end to investigete and make findings and eecommendatione in conaection thecewith; and ' WHEREAS, ~eid Commission, after due inspection, investigation, and study made by itself end in its behelf, end efter due consideretion of all evidence end cepocts offeced at seid hea:ing, does find end detennine the followiag facts: Y. That the petitionec proposes a:eclassification of the ebove described pmperty fmm the R-1~ One Family Residential, Zone to the C-1, Neighborhood Commercial, Zone to establish a dental office in an existing residence. . 2. That the proposed reclassificetion of subject pcoperty is necessery endJor desirable for the orderly end pro- per development of the community. 3. That the proposed reclassificeiion oE subject pcopedy does properly relete •to the zones and their permitted uses lacally esteblished in close proximity to subject property end to the zones and their permitted uses generally eateb- lished throughout the community. 4. That the proposed reqlassification of subject propexty does require standard improvement of abutting streets because said property does rela~e to and abut upon strEets and highways which are partially improved to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation eleme~rt of the General Plan. 5, That the limitation of available parking on subject property would limit profess- ional use of existing residence to one professional office only. 6. City of Aneheim that subject Petition for ReclassificaClon be appmved and, by so doing, thet Title 1&Zoning of the Anaheim Municipal Code be amended to exclude the above described pmperty from the R-1, One Family Residential, Zone and to incorporate said described property into the C-1, Neighborhood Commercial, Zone, upon the following conditions ~ninich are herebp-found to be a necessary prerequisite to the proposed use of ihe subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim. 1. ..Installation of sidewalks and.driveways on Euclid S.treat and Sumac Lane. in accordance with the adopted standaxd_plans .on file .in the .of.fice. of .the City Engineer. 2. Provision of standard trash storage areas as determied by the Department of Public Works, Sanitati.on Di~risi.on, .pxiox_to_.F3na1 Building Inspectinn. 3. Payment of $2.00 per front foot f.or street.lighting purposes on Euclid Street. 4.. Exis.ting..driveway depressions shall be removed and replaced with standard cUrb and gutter, in accordance.with standard.adapted plans in.the.office of the City Fngineer. 5. Time limitation of one hundred and e.ighty (180) days for the. accompl.ishment of Item Nos. 1, 3,. and 4. 6. Dev.elopment substantially in accor.dance.with Exhibit Nos. 1, 2, and 30 7.. .Installation of a three.and one-half (3-~) foot.masonry wall along the west property line,..extending from_the.existing wall southerly to the front }~roperty lineo • 8.
