situated in.the Ci.ty af Maheim, .County of Orange, State of California, described as: Be-
ginning at a point 330.31 feet_East along the centerline of Ball Road from the Northwest cor-
ner of Sectian 22, Township 4 fiouth, Range l0 West, in the Rancho San Juan Cajon de Santa Ana,

WHEREAS, said Commission, aftec due inspection, invea8getion, and study mede by itself end ia its behalf, aad
eftes due considecation of alI evidence and repoda offered et seid headng, does flnd and determine the following facts:
1. That the pmposed use is pcoperly one for which a Conditional.Use Permit is euthodzed by this Code, to
wlt: establish a coffee shop, restauran•t and cocktail lounge.
2. Thet the proposed use will not adversely affect the edJoining la~d uses and the gmwth end development of
the area in which it is proposed to be located.
3. Thet the size end shepe of the site ptopoeed fot the uee is adequete to allow the £ull development ofthe
proposed use in e manner not detrimentel to the pecticular aroe nor to the peaco, health, safety, and general welfete
of the Citizens of the City of Aneheim.
, 4. That the gcentiag of the Conditionel Use Permit under the conditions impoaed, if any, w;ll aot be detrimentel
to the peace, health, sefety, end genecal welfere of the Ci4izens of the City of MeheIm.
5. That the traffice.generated by the proposed use will not impose an undue burden
upon the streets and highways designed and improved to carry the traffic in ine area.
