WHEREAS, the City Plenning Commisalon did hold a public hesring et the City Hell In the City of Meheim on
DeCember 27, 1962, at 2:00 o'clock P.M..notice of said public headng having been dply given as tequlted~by
law end in accocdance with the provisions of the Anaheim Municipai Code, Chepter 18.72, to hear end coaatder evideace
for and against said ptoposed reclasaificetion and to invesUgate and make ~iadings end recommmdetions ;a coaaectioa

WHEREAS, said Commission, after due inspection, investigation, and study made by itself aad in ite behelf, and
after due consideration of all evidence and reports offared at seid hearing, does find end deteemine the following.facts:
1. Thet the petitioner proposes a reclassificetion of the above described property from the R-A~ Rgsidential
Agricultural, Zone to the C-Q, General Commercial, Zone to establish a professipnal office
building and antique shop.
2. Thet the praposed reclassificetion ~t •:, ibject property ie necessery end/or desirable fox the er~e:ly and pro-
per development of the community.
3. That the proposed reclessificeGon of subject prapedy does progerlp relete •to the zones end ffiei~ permitted
uses tocally established in close proximity'to subject property end to the zones and Weir permitted u.es generelly eateb-
lished throughout the community.
4. That the proposed.reclassification of subject,,property does require dedication
for and standard improvement of abuttir.g streets because said property does relate to and
abut upon si:reets and highways which are proposed to carry the type and quantity of traffic,
which wi12 be generated by the permitted uses, in accordance with the circulation element
of the Genexal Plan.

NOW, THEREFORE, BE IT l2ESOLVED that the Anoheim Ciey Planning Commission does hereby recommend
to the ~ity Council of the. City of Anaheim thet subject Petiti~n for Reclassification bz epproved and, by so doing,
that Title 18-Zoning of the Aneheim Municipel Code be emended to exclude the above described property from the
R-A, .Res.idential I#gricultural, Zone and to incor~orate said described property in the
G2, General Comr,;~.rcial,..Zone upon the follDwing conditions .which are hereby found to be
a necessary prerequisite to the proposed use of subject property in order to preserve the
safety and general welfare of the Citizens of the City of Anaheim.

4. Provision of standard trash storage areas as determined by the Department of Public
Worsk, Sanitation Division, prior to Final Building Inspection.

Nos. 1, 2, and,3o

7. Install tion.of tree we11s at.f.ort~ (40) foot intervals in the parkway portion
of Katella Avenue, plans for said landscaping to be.submitted to and subject to the approval
of the Superintendent of Parkway Maintenance, and said landscaping to be installed prior to
