Dedication of fifty-three (53) feet from the monumented centerline of Knott Avenue ;~ (50 feet existing). ;~ 2. Dedication of sixty-four (64) feet from the extension of Del Monte Drive from '. its ~resent terminus to Knott Avenue, substantially as indicated on Exhibit No. 1 revised. 3. Preparation of street improvement plans and installation of all improvements for "; Knott Avenue and Del Monte Drive, sub~ect to the approval of the City Engineer and in ~ ~! accordance with the adopted standard plans on flle in the office of the City Engineer. i:;: 4. Access drives shall be a minimum of twenty-one (21) feet in width with adequate angle cut-offs provided, or a minimum of twenty-eight (28) feet in width if no cut-offs are provided, and in all cases, shall have a minimum vertical clearance of fourteen (14) feet. 9. Time limitation of one hundred eighty (180) days for the accomplishment of Item Nos. i, 2, 3, and 4. 10. Development substantially in accordance with Revision No. 2: 'Exhibit Nos. 1, 2, ! 3, 4, and 5 as amended herein. • 11. Subject to the reclassificati~n of subject property from the C-1, Neighborhood Commercial, Zone to the R-3, Multiple Family Residential, Zone prior to Final Building Inspection of the proposed development. 12. Subject to the removal of three carports along the southerly property line and the addition of three carports along the northeasterly property line of subject property. ; 13.
