NOW, THEREFI~RE, BE IT li °-JLVID that the Anaheim City Pl~'1 ;~ing Commission does hereby •
grant subject Petition for Conditianal Use Permit, upon the followinq conditions which are
hereby found to be a necessary prerequisite to the proposed use of the subject property
in order to preserve the safety and qeneral welfare of the Citizens of the City of Anaheima
1. Dedication of fifty-three (53) feet from the monumented centerline of Knott Avenue
;~ (50 feet existing).
;~ 2. Dedication of sixty-four (64) feet from the extension of Del Monte Drive from
'. its ~resent terminus to Knott Avenue, substantially as indicated on Exhibit No. 1 revised.
3. Preparation of street improvement plans and installation of all improvements for
"; Knott Avenue and Del Monte Drive, sub~ect to the approval of the City Engineer and in ~
~! accordance with the adopted standard plans on flle in the office of the City Engineer.
i:;: 4. Payment of $2.00 per front foot for street.lighting purposes on Knott Avenue and
~ Del Monte Drive, or the installation of street lights on Knott Avenue and Del Monte Drive,
; in accordance with a street lighting plan approved by the Director of Public Utilities.
5. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected
i as part of the Suilding Permit.
6. Provision of standard trash storage areas as determined by the Department of
Pubiic Works, Sanitation Division, prior to Final Huilding Inspection.
7. Installation of fire hydrants, as determined to be necessary by thP City of Anaheim
Fire Department to provide adequate fire pr~tection.
8. Access drives shall be a minimum of twenty-one (21) feet in width with adequate
angle cut-offs provided, or a minimum of twenty-eight (28) feet in width if no cut-offs are
provided, and in all cases, shall have a minimum vertical clearance of fourteen (14) feet.
9. Time limitation of one hundred eighty (180) days for the accomplishment of Item
Nos. i, 2, 3, and 4.
10. Development substantially in accordance with Revision No. 2: 'Exhibit Nos. 1, 2, !
3, 4, and 5 as amended herein. •
11. Subject to the reclassificati~n of subject property from the C-1, Neighborhood
Commercial, Zone to the R-3, Multiple Family Residential, Zone prior to Final Building
Inspection of the proposed development.
12. Subject to the removal of three carports along the southerly property line and
the addition of three carports along the northeasterly property line of subject property. ;
13. Provision that the interior walls of the proposed carports shall be stuccoed, ~
that enclosed storage cabinets shall be provided along the rear wall of each carport, and i

carports from damage prior to Final Building Inspection. ;
14. Architectural intergrati.on of the southwesternmost carport with the adjacent j
residential building with adequats landscaping in the Knott Avenue setback, ir~ order to j
achieve the proper architectural treatment of the Knott Avenue elevation of sa3d carport j
and adjacent residential structure. 1
15. Adequate landscaping, as indicated on Rev~sion No. 2: Exhibit No. 1 of the '
northwest corner of sub3ect property, to the west and nortn of tne proposed group of ~
carports in addition to adequate architect~ral treatment of the west and north sides of
said carpor~s, subject to approval of Dcve~opment Review. ~
