Thet the ~~etitioner p:opoaes a reclasaification of the above descdbed property from the R-A. Residential Agricultural, Zone to the C-1, Ne3ghborhood Commercial, Zone to permit the developm2nt of a nei.ghborhood shopping, center on subject propertyo 2. That the praposed reclasaificetion of subject property is neceasary and/or desireble for the orderly end pto- per development of the community. ' 3. That the psaposed reclassificaUon-of subject property does properly relete to the zones and their peanitted uses locally establiahed in elose proximity to subject pcoperty end to the zones and their permitted usen generally eatab- lished thcoughaut the commuaity. 4. That the proposed reclassification of subject property does require dedication for and standard imprdvement of abutting streets because said property does relate to and abut upon streets .and highways which are proposed to carry the type and quantity of traffic~ which will be generated by the permitted uses, in accordance with the circulation element of the General Plan. 5. Zone .upon .the fnllowing conditions which ar.e hereby found to be a necFSSary prerequisite to the proposed use of subjer.± ,:~operty 3.n order to preserve the safety and general welfare of the Citizens of the City oi Anah~:im. 1.. Dedication of fifty-three (53) feet from Liie monume~,ted centerline of Ball Road (30 feet existing). 2. .Freparation of stxeet..improvement plans ai~a installation of all improvements for Ball Road, .subject to the approval of the City Engineer and in accordance with the adopted standar~i..pl~ns..on f3le.in the office of the City Engineer. 3. Payment of $2000 per front foot for street lighting purposes on Ball Road. 4. Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Division, prior to Final Building Inspection. 5. Instal3.ation of fire hydrants, as determined to be necessary by the City of Anaheim Fire Department to provide adequate fire protection. 6. Time Iimitation of one hundred and eighty (180) davs for the accomplishment of Item Nose 1, 2, and 3. 7. Development substantialLy in accordance with Exhibit Nos. 1 and 2 as amended herein. 8o Installation of a six (6) foot strip of landscaping on the Ball Road property line of subject property, prior to Final Building Inspection. 9. Installation of tree wells at forty (40) foot intervals in the parkway portion of the Ball Road right-of-way abutting subject property, and said landscaping to be installed prior to Final Building Inspectiono • 10. Construction of a six (6) foot masonry wall along the seuth and east boundaries of subject property, prior to Pinal Building Inspection. .
