Time limitation of five (5) years for the use of the existing structure for cc~unercial (real estate off ice) use, and upon th~ expiration of said time limitation, the existing structure shall be removed and replaced with a commercial structure with final building plans to be submitted to the City Ccuncil for approval. 3. Installation of a minimum six (6) foot wide landscaping strip abutting the front property line of subject property, plans for said landscaping to be submitted to and sub3ect to the approvalof the Superintendent of Parkway Maintenance, and said landscaping to be installed prior to Final Huilding Inspectione 4. Posting of a three (3) year bond to insure the installation of a wall along the southerly boundary line of sub3ect property where subject property abuts property classified in the R-1, One E~ mily Residential, Zone. 5. Maintenance of a fifty (50) foot setback from the westerly boundary of the alley for any two-story structure established on subject property, and further provided that no windows shall be installed at the rear of the second story of said two-story building. 6a Limitation that any signs, other than unlighted signs having a maximum area of oight (8) square feet, shall be submitted to the City Council for approval. 7e Recordati.on of Deec~Restrictions by the owners of subject property limiting the use of said property io business and professional office use only. 8. Provision of off-st~eet parking facilities in accordance with Code requirements prior to Final Building Inspection. • 9. Prohibition of the use of any residential ~,tructvre for commercial or combined residential and commercial use unless remodeled to commercial standards, l0a Dedication of seven (7) feet at the rear of sub3ect property for alley widening and establishing one-way traffic in the alley, until such time as all dedications along the alley are received, and the improvement of the alley to commercial standards, as required by the City of Anaheim, or the posting of cash or security deposit, on a cash face value in the amount required for said improvemen'cs when requested by the City, provided, however, that this condition shall be recorded against the property at the County Recorder's Off ice. llo Dedication of all the vehicular access rights to Harbor Boulevard. 12o Dedication of forty-f ive (45) feet from the monumented centerline of Harbor Boulevard (34e75 feet existinq). 13. Repair of damaged and~or hazardous sidewalks on Harbor Houlevard in accordance with the adopted star9ard plans on file in the Off ice of the City Engineer. 14. Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Division, prior to Final Building Inspection. 15. Payment of $2a0~ per front foot for street lighting purposes on Harbor Boulevarde 16o Time limitation of one hundred and eighty (180) days for the accomplishment of Item Nos, 4, 7, 10, 11, 12, 13, and 15.
