A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
TFiAT PETITION FOR CONDITIONAL USE PERMIT326 BE GRANTED
WHEREAS, the City Planning Commission of the City of Maheim did receive a verified Petition for Conditionel
Use Permitfrom THIDDORE J. and JOAN H. PIETROK, 905 South Lemon Street, Anaheim, California,
Owners of certain real property situated in the City of Anaheim, County of Orange, State of
California, and described as Exhibit "A" attached heretd and referred to herein as i:hough
set forth in full ~
; and
WHEREAS, the City Planning Commission did hold a public hearing et the City' Hall in the City of Aneheim on
January 21~ 1963~ at 2:00 o'clock P.M., notice of said public hearing heving been duly given es required by
law end in accoidunce with the provisions of the Meheim Municipel code, CheFter 18.64, to hear and consider evidence
for and ageinst said proposed cronditional use end to investigate end make findings and recommendetions in connection
therewith; and
WHEP.EAS, seid Commission, after due inspection, investigetion, and study mede by itself and in its behalf, and
after due consideretion of ell evidence end reports oEfered et seid hearing, does find and determine the following facts:
1. That the praposed use is properly one for which a Conditionel .Use Permi4 is euthorized by this Code, to
wit: establishment of one--three unit and one---four unit two story planned-unit multiple
family residential development on subject property.
2. That the proposed use will not adversely efEect the adjoining lend uses and the growth and development of
the azea in which it is proposed to be loceted.
3. Thet the size and shape of the site pcoposed for the use is adequrte to allow the full development ofthe
p:oposed use in a menner not detdmental to the perticular erea nar to the peace, health, safety, and general welfere
of the Citizens of the City of Meheim.
4. ihat the granting ~ f the Conditionel Use Permit under the conditiuns imposed, if any, will not be detrimental
to the peace, heai!h, safety, and generel welfere of the Citizens of the City of Anaheim.
5o That the traffic generated by the proposed use will not impose an undue burden
upon the streets and highways designed and improved to carry the traffic in the area.
6. That Code: Section 18032.030 which requires fifteen (15) feet between buildings
rear to end is hereby waived to permit a ten (10) foot space between said buildings.

Petition for Conditionel Use Permit, upon the follok•ing conditions which ace heceby found to be a necessery orerequisite
to the proposed use of the subject p~operry in o~der to pceserve the safety end general welfare of the Citizens of the

~l 1. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as
part of the Building Permit.
1:~ 2. Provision of standard trash storage areas as determined by the Department of Public .
Works, Sanitation Division, prior to Final Building Inspection.
;~; 3. Development substantially in accordance.u~ith Revision No. ls Exhibit Nos. 1 through

;..;j~~ 4. Installation of landscaping in the parkway portion of the Lemon and Vermont Street
,~ frontages plans for said landscaping to be sub:~itted to and subject to the approval of the
Superintendent of Parkway Maintenance, and said landscaping to be installed prior to Final
