NHEREAS, the City Planning Commisaion of the City of f+naheim did :eceive a~~erified Petitioa for Conditional
Use Permitfrom FREDERICK C, and JEANNE HOWARDy 145 South Western, Anaheim, California, 6wners;
PEfER M. and BEfTY JD ELLIQTT, 1210 West Santa Clara, Santa Ana, California, Agents of cer-
tain real property situated in the Cii;y of Anaheim, County of Orange, Sta'c~ uf California ,
described as the South half of the East half of the Northeast quarter of the Northwest quarter
of Section 14, in Township 4 South, Range 11 West, in the Rancho Los Coyotes, as shown on a
map recorded in Book 51, page 7 and following9 Miscellaneous Maps, records of Orange County,

law end in eccocdance with the provisions of the Maheim Municigel code, Chepter 18.64, to hear and r.onsider evidence
fer end against said proposed caaditionel use and to investigate and meke findings end recommendetions ia connection

WHEREAS, said Commission, efter due inapectlon, iuvestigaticn, end study made by itself and in its behalf, ead
efter due aonsideration of ell evidence and repotta offered at aeid hearing, does find and detettnine the following fects:
1. That the proposed nse is pmpetly one for which a Conditionel.Use Pecmit is authorized by this Code, to
wit: develop a single story planned-unit multiple family residential development on subject
property.
2. 'That the pcoposed use will aot adveisely effect the edjoining land uaes and the gmwth aad development of
the erea in which it is proposed to be loceted.
3. Thet the size and shepe of the site proposed for the use is edequate to allom the full development of the
proposed use in a manner not detrimentel to the pacticulae arer. nor to the peace, health, safety, and general welfare
of the Citizens of the City of Aneheim.
4. That the granting of the Conditionel Use Pemut under the condi£ions imposed, if any, will not be detrimentel
to the pea~e, health, sefety, end general welfere of the Citizens of the City of Anaheim.
5. That tAe traffic generated by the proposed use will not impose an undue burden upon
the ~treets and highways designed and improved to carry the traffic in the area~ •
6. That no one appeared in oppositiorn to subject petitiono
