That the ptoposad use is properly one for which e Coaditional,Use Pecmit is authorized by this Code, to wit: establish a service station. 2. Thet the proposed use will aot advecsely effect :he adjoiaiag land uses end the gmwtfi and davelopment of the ecea in which it is proposed to he, located. 3. That the sizs end shepe of the site proposed foe the use is adequate to allom the full development ofthe proposed use in a manner not detrimentel to the perticular acea nor to the peace, health, safety, and geaeral welfare of the Citizens of the City of Aneheim. 4. That the granting of the Conditional Use Fermit under the conditiuns imposed, if any, will aot be detrimeatal to the peace, heelth, sefety, and getteral welfaie ofthe Citizens of the City of Anaheim. 5. That the traffic generated by the proposed use vrill not impose an undse burden upon the streets and highways designed and improved to carry the traffic in the area. 6. That the six (6) foot masonry wall normallu required to separate the service sta- tion from the 108a66 foot wide portion of subject property to the west, classified in the R-A, Residential Agricultural, Zone, shall be waived, and a bond shall be ~osted in lieu thereof . 7. NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Co~mnission does hereby grant subject Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheim. la Dedication of £ifty-three (53) feet from the monumented centerline of La Palma. Avenue (30 feet existing) where not previously dedicated. 2. Payment of $2.00 per front foot for street lighting purposes on La Palma Avenue and State College Boulevard.. 3. Preparation of street improvement plans and installation of all improvements for La Palma and State College Boulevard, subject ta the approval of the City Engineer and in accordance with the adopted standard plans on f ile in the off ice of the City Engineer. 4. Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Division, prior to Final Building Inspectiono 5. Time limitation of one hundred and eighty (180) days for the accomplishment of Item Nos. 1, 2, and 30 6. Installation of treewells at forty (40) foot iatervals in the parkway portion of State College Boulevard and La Palma Avenue, plans for said landscaping to be submitted to and subject to the approval of the Superintendent of Parkway Maintenance, said landscaping to be installed prior to Final Building Inspection. 7, Installation of a six (6) foot masonry wall along the north and we~t boundaries of subject property, prior to Final Building Inspection. 8. Installation of landscaping on the southeast coxner of the proposed service station si~e as indicated on Exhibit No. 2, plans for said landscaping to be submitted to and subject to the approval of the Superintendent of Parkway Maintenance, and said landscaping to be installed prior to Final Building Inspection. 9. Subject to Development Review approval of the elevations of the proposed service station.. 10.
