A RESOLUTION OF THE CITY PLANNII~TG CONIMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT 369 BE GRANTED
WHEREAS, the City Plenning Commission of the City of Anaheim did ceceive a verified Petition for Conditional
Use Permitfcom EDWARD attd IDITH MILLS~ 1007 North State College Boulevard, Anaheim, California,
Ownersc NC)RMAN.LONBARD, 918 South.Euclid, Fullerton, California, Agent of certain real
property situated in the City of Anaheim, County of Orange, State of California, described
as that portion of the southeast quarter .of Section 2, Township 4 Souih, Range 10 West, in
the Rancho San Juan Cajon de Santa Ana, as per.map recorded in Book 51, Page 10 of Mis-
cellaneous Maps, in the off3ce of the county recorder of said county, described ass Beginning
at the southeast rnrnAr_Of said section;_thence North 0~ 53' 45" West 203.00 feet along
the cast_line of said section; ttience wester.ly..32F.67_fept parallel with the southerly
lin> of said section; thence South C° 53' 45" East 203.00 feet to the said southerly line;
thence easterly 326.67 feet along said southerly line to the point of beginning

WHEREAS, the City Planaing Commission did hold a public hearing at the City Hell in the City cf Anaheim on
February 18~ 1963~ et 2:00 o'clock P.M., notice of said public hearing having been duiy given as required by
law and in acco:dence with the provisions of the Meheim Muaicipal code, Chepter 18.64, to hear ead consider evidence
for end ageinst seid p:oposed conditional use and to investigate and make findings and recommendations in cocnection
thetewith; end
WHEREAS, said Commissioa, aEter due inspection, investigatioa, and study made by itself and in its behalf, and
after due consideration of all evi8ence and repods offered et eaid hearing, does find snd detecmine the followiag facts:
,1. That the ptoposad use is properly one for which e Coaditional,Use Pecmit is authorized by this Code, to
wit: establish a service station.
2. Thet the proposed use will aot advecsely effect :he adjoiaiag land uses end the gmwtfi and davelopment of
the ecea in which it is proposed to he, located.
3. That the sizs end shepe of the site proposed foe the use is adequate to allom the full development ofthe
proposed use in a manner not detrimentel to the perticular acea nor to the peace, health, safety, and geaeral welfare
of the Citizens of the City of Aneheim.
4. That the granting of the Conditional Use Fermit under the conditiuns imposed, if any, will aot be detrimeatal
to the peace, heelth, sefety, and getteral welfaie ofthe Citizens of the City of Anaheim.
5. That the traffic generated by the proposed use vrill not impose an undse burden
upon the streets and highways designed and improved to carry the traffic in the area.
6. That the six (6) foot masonry wall normallu required to separate the service sta-
tion from the 108a66 foot wide portion of subject property to the west, classified in the
R-A, Residential Agricultural, Zone, shall be waived, and a bond shall be ~osted in lieu
thereof .
7. That no one appeared in opposition to subject petition. •

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Co~mnission does hereby
grant subject Petition for Conditional Use Permit, upon the following conditions which are
hereby found to be a necessary prerequisite to the proposed use of the subject property in
order to preserve the safety and general welfare of the citizens of the City of Anaheim.
la Dedication of £ifty-three (53) feet from the monumented centerline of La Palma.
Avenue (30 feet existing) where not previously dedicated.
2. Payment of $2.00 per front foot for street lighting purposes on La Palma Avenue
and State College Boulevard..
3. Preparation of street improvement plans and installation of all improvements for
La Palma and State College Boulevard, subject ta the approval of the City Engineer and in
accordance with the adopted standard plans on f ile in the off ice of the City Engineer.
4. Provision of standard trash storage areas as determined by the Department of Public
Works, Sanitation Division, prior to Final Building Inspectiono
5. Time limitation of one hundred and eighty (180) days for the accomplishment of
Item Nos. 1, 2, and 30
6. Installation of treewells at forty (40) foot iatervals in the parkway portion of
State College Boulevard and La Palma Avenue, plans for said landscaping to be submitted to
and subject to the approval of the Superintendent of Parkway Maintenance, said landscaping
to be installed prior to Final Building Inspection.
7, Installation of a six (6) foot masonry wall along the north and we~t boundaries
of subject property, prior to Final Building Inspection.
8. Installation of landscaping on the southeast coxner of the proposed service station
si~e as indicated on Exhibit No. 2, plans for said landscaping to be submitted to and subject
to the approval of the Superintendent of Parkway Maintenance, and said landscaping to be
installed prior to Final Building Inspection.
9. Subject to Development Review approval of the elevations of the proposed service
station..
10. Developme~t substantially in accordance wi.th Exhibit Nos. 1 ar,d 2, except as amended
