Thet the petitioner proposes e reclessification of the above described propedy from the f2-A~ Iiesidential Agricultural~ Zone to the R-3, Multiple Family Residential, Zone to ~ermit the establishment of a two-story planned-unit multiple family, self-conta.ined residential development. 2. Thet the proposed reclessification of subject property is necessery end/or desireble for the orderly end pro- per development of the community. 3. That the proposed reclessification of subJect property doea properly relate to the zones end their pettnitted uses locelly esteblished in close proximity to subject property end to the zor.es and their permitted uses generally esteb- lished throughout the aommunity. 4a That the proposed reclassification of subject property dc,es rec{uire dedication for and standard improvement of abutting streets because said property does relate to and abut upon streets and highways which are proposad to carry ±he type and quantity of traffic, whicli will be generated by the permitted uses, in accordance with tlie circulation element of the General Plane 5e That one person appeared in opposition to subject petition. Rl-A _1_ ' ~-~' '~~! ~ . ~ ~ ' . ~ . ~---~- ( ~ : ~ { -3 ~ ~,~ ~ NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City planning Commission does hereby recommend to the City Council of the City of Anaheim thet subject Petition for Reclassificetion be eppmved and, by so doing, thet Title 1&Zoning of the Maheim Municipal Code be emended to exclude the ebove described property from the R-A, Residential Agricultural, Zone and to incorporate said described property in the R-3, Multiple,Family Residential, Zone upon the following conditions which are hereby faund to ; be a necessary prerequisite to the proposed use of subject prc,perty in order to preserve the ~ safety and general welfare of the citizens of the City of Anaheim. lo Dedication of fifty-three (53) feet from the monumented centerline of Knott Avenue (30 feet existing)o 2e Preparation of street improvement plans and installation of all improvements for Knott Ave- nue, subject to the approval of the City Engineer and in accordance with the adopted standard plans on f ile in the office of the City Engineera 3o Payment of $2A00 per front foot for street lighting purposes on Knott Avenue. 4, Payment of a Park and Recreation Fee of $25000 per dwelling unit to be collected as part of the Building Pe.rmite 5e Provision of standard trash storage areas as determined by the Department of Public Works, Sani~tation Division, prior to Final Building Inspection. ~ 6o Installation of fire hydrants, as determined to be necessary by the City of Anaheim Fire Department, to provide adequate fire protection. j 7, Subject to the appraval of Petition for Conditional Use Permit Noe 375a ~ 8o Time limitation of ene hundred and eighty (180) days for the accomplishment of Item Nos. 1, 2, and 30 9o Development substantially in accordance with Exhibit Nos> 1 through 5a 10„ Con:;truction of a six (6) foot masonry wall along the north, east, and south property lines, prior to Final Building Inspection.
