That the proposed nse ia properly one foe which a Conditional,Uae Perinit is euthorized by this Code, to wit: establish a hospital for Geriatrics and Rehabilitation. 2. That the p:oposed use will not advecsely nffect.the adjoining land uses end the growth and develupment of the azea in which it is proposed to be loceted. 3. That the size and shape of the site ptoposed for the use is edequate to allow the full development of the proposed use in a menuer not detrimental to the particulaz area nor to the peace, health, safety,-and general welfare of the Citizens of the City of Anaheim. 4. That the granting of the Conditionel Use Petmit under tSe conditions imposed, if any, will not be detrimental to the peace, health, safety, and genercal welfere of the Citixens of the City of Aneheim. 5. That the traffic generated by the proposed use will not impose an undue burden upon the streets and }:ignways designed and imoroved to carry ihe traff ic in the area. 6. Petition for Conditional Use Pe:mit, upon the following conditions which are heteby found to be a necessary prere,uisite to the proposed use of the subject property in order to preserve the safety and general welfare ofthe Citizens of the ~ City of Anaheim , and by this action does hereby rescind Resolution Noo 559, Series 1962-63. 1. Dedication of fifty-three (53) feet from the monumented centerline of Knott Avenue (30 feet existing). ~ 2. Preparation of street .improvement plans and installation of all improvements for Knott Avenue, subject to the approval of the City Engineer and in accordance with the ~ adopted standard plans on file in the off ice of the City Enginee~. 3„ Payment of $2.00 per front foot for street lighting purposes on Knott Avenue. - 4. Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Division, prior to Final Building Inspection. 5. Installation of fire hydrants, as determined to be necessary by the City of Anaheim Fire Department, to provide adequate fire protection. 6. Provision of a minimum fifteen (15) foot wide strip of landscaping abutting Knott Avenue right-of-way, prior to Fina1 Building Inspection. 7~ Installation of tree wells at forty (40) foot intervals in th? paskway portion of the Knott Avenue right-of-way,.plans for said landscaping to be submitted to and subject to the approval of the Superintendent of Parkway Maintenance, and said landscaping to be installed prior to Final Building Inspection. 8. Installation of a six (6) foot masonry wall on the west and south boundaries of subject property. 9~ Time limitation of one hUndred and eighty (180) days for the accomplishment of Item Nos. 1, 2, 3, and 8.
