S. BAUMSTARK and MANCIL F. BELL, 3424 West Orange Avenue, Anaheim, California, Owners; WILLIAM BENSZ,12117 Gneiss, Downey, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as; PORTION A; The South one-half of the Southwest quarter of the Southwest quarter of the Northwes± quarter of Section 14, Township 4 South, Range 11 West, San Bernardino Base and Meridiano EXCEPTING THEREFROM the Easterly 159 feet thereof. ALSO ~CCEPTING THEREFROM the Southerly 195 feet of the Westerly 203 feet thereof. PORTION Bt The Southerly 195 feet of the Westerly 203 feet of the South one-half of tl~e Southwest quarter of the South- west quarter of the Northwest quarter of Section 14, Township 4 Sou•th, Range 11 West, San Bernardino Base and Meridian , ; and WHEREAS, the City Planning Commissiort did hold a public hearing et the City Hall in the City of Anaheim on March 4~ 1963, at 2:00 o'cloclc P.M. notice of seid public hearing having been duly given es cequired by law and in accordence with the provisions of the Maheim Municipel Code, Cheptec 18.72, to hear and consider evidence for and against said proposed reclassification end to investigate and make findings end recommendetions in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, end study mede by itself and in its behelf, and after due consideration of all evidence and ceports offered at said hearing, does find and determine the following facts: 1. Thet the petitianer proposes a ceclassificetion of the ubove described prope~ry from the R-A~ Residential Agricultural, Zone to the R-3, Multiple Family Residential,Zone for Portion "A" and C-1, Neighborhood Commercial, Zone for Portion "B", to permit the establishment of a two-story multiple family planned residential development with carports. 2. That the proposed reciassification of subject property is necessary and/or desirable for the orderly and prw per development of the community. 3. That the p:oposed teclessificalion of subject p:apedy does properly relate to the zones and their permitted uses locally established in close proximity to subject p:operty and to the zones end their pezmitted uses genecally esteb- lished throughout the community. 4. That the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets because said property does relate to and abut upan streets and highways which er2 proposed to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation elemer~t of ine General Plano 5. That no one appeared in opposition to subject petition. -1- / i ~ hOW9 THEREFOREy BE IT RES~uLVED that the Anaheim City Plannirig Commission does hereby + recommend to the Cii~~ Council of the City of Anaheim that subject Petition for Reclassifica- ~; tion be approved and, by so doing, that Title 18-2oning of the Anaheim Municipal Code be amended to.exclude the above descxibed.property from the R-A,. Residential Agricultural, Zone and to incorporate said described property in the R-3, Multiple Family Residential, Zone ' for Portion "A", and C-1, Neighborhood Commercial, Zone for.Portion "B", upon the following , conditions.whi~h are hereby found to be a.necessary prerequisite to the p*oposed use of sub- ject property in order to preserve the safety and general welfare of the citizens of the , City of Anat;ei.mo lo Dedication of fifty-three (53) feet from the momunented centerline of Knott Avenue (30 feet existing)o 2,. Dedication of forty-five.(45) feet from.the monumented centerline of Orange Avenue (20 feet existing)o 3o Preparation of street improvement plans and installation of all improvements for Knott and Orange Avenues, subject to the approu.al ef the City Engineer and in accordance with the adopted standard plans on file in the office of the City Engineero 4o Payment of $2~00 per front foot for street lighting purposes on Knott and Orange Avenues. 5a Payment of a Park and Recreation Fee of $25000 per dwelling unit to be collected as part of the Building Pe•rmit~ 6~ Provision of standard t•rash st;orage areas as determinec~ by the Department of Public Works, Sanitation Divisiony prior to Final Building Inspectiono 7,.
