A1dADOR, 2628 West 78th Street, Inglewood, California, Owner; BLAS MARFON~ 741 North Pauline, Anaheim, California, Agent of certa~n real property situated in the City ~ of Anaheim, County of Orange, State of California as ~escribed in Exhibit "A" attached heret~ and referred to herein as though set forth in full ; and WHEREAS, the City P1ennIng Commission did hold e public hearing at the City Hell in the City of M~heim on March 4, 1963~ at 2:00 o'clock P.M. notice of said public hearing heving been duly given as required by law and in accordflnce with the provisions of the Maheim Municipel CoBa, ChaQter 18.72, to henr end consider evidence for and against said proposed reclassiGcetion and to investigate and make findings end recommeadations in connection therewith; and WHEREAS, said Commission, after due inspectioa, investigetion, and study mede by itself snd in its behelf, end after due consideretion af ull evidence and reports oEfered at seid hearing, does find and determine the foliowing facts: 1. Thet the petitior.er proposes e reclassification of the nbove described propee4y from the R-A, ReSidential Agricultural, Zone to the R-3, Multiple Family Residential, Zone to permit the construction of a multiple family residential develnpment on subject property. 2. That the u:oposed reclassification of subject pmperty is necessery and/or desirable tor t}:e orderly end pro- per development of the comm~nity. 3. That the proposed reclassiGcation of subject propecty does pmpedy relete to the zones end their permitted uses locally esteblished in close proximity to subject property and to the zones and their permitted uses generelly estelr ~ lished throughout the rnmmunity. • 4. ( - ' ' - ' ~-i `~y' _ NOW, THEREFORE, BE IT RESOLVED that the Anaheim City P'leaning Commission does nereby recommend ~ to the City Council of the City of Aneheim thet subject Petition for Reclessi6cation be appraved and, by so doing, f that Title 1&Zoning of the Anaheim Municipal Code be amended to excluda the above described ptoperky from the i R-A9 Residential Agr.iculturaly_Zone and to incorporate above described property in the R-3, Multiple Fam"ily Ftesidential, Zone ~n Par.cel Noo 1 on'ly, upon the following conditions ' which are hereby found to be a necessary prerequisite to the proposed use of subject property ~ in order to preserve the safety and general welfare of the citizens of the City of Anaheim~ 's lo Dedication of thirty-two (32) feet from the monumented centerline of Sycamore Street (30 ~~ feet existing„) , 2~ Payment of $2~00 per front foot for street lighting purposes on Sycamore Streeto 3,. Installation of sidewalks and driveways on Sycamore Street in accordance with the adopted stand~rd plans on file in the office of the City Engineero 4. ?ayment of a Park and Recrea•tion Fee of $25000 per. dwelling unit to be collected as part of the &uilding Permit~ 5.
