WHEREAS, the City Planning Commission of the City of Anaheim did receive a veri~ied Petition for Conditional UsePecmitfrom WILSON NAKAMURA,et al, 20760West Orange, Anaheim, California, Owners; L'IAYD E. i;. MOUNT, Post Office Box 3430, Fullerton, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as the North one-half of the Northwest quarter of the Southeast quarter of Section 13, Township 4 South, Range 11 ,;j-"° West, in the Rancho Los Coyotes, as shown on a map thereof recorded in book 51, page 11, '~ Miscellaneous Maps, records of said Orange County; E7{CEPTING THEREFROM the 'Easterly 265 feet thereof, as conveyed to Edison Securities Company, by deed recorded Apri1~4, 1959, in book 4667, page 563y Official Records„ ALSO EXCEPTING THEREFROM the Northerly 173 feet of the ~ Westerly 97 feet of the Easterly 432 feet of said land, as conveyed to the Cit}~ of Anaheim, '' by deed recorded April 14, 1959y in book 4668, page 276, Official Records '~ ' ~ ; and jr WHEF.EAS, the City Plenning Commission did hold a public hearing et the City Hall in the City of Anaheim on ., March 4, 1963~ et 2:00 o'clack P.M., notice of seid public hearing having beep duly given as required by ~ ~' lew and in acrnrdance with the provisions of the Aneheim Municipel Code, Chepter 18:64, to hear and coasider evidence ~ for end ageinst seid proposed conditional use and to investigate and make findings and cecommendetions in connection therewith; and . 'j WHEREAS, said Com~aission, efter due ;lnspection, investigation, and atudy made by itself and in its behalf, `') end after due consideration of ell evidence and reports offeied et said heering, does find and determine the following fec2~: ~ .' 1. Thet the proposed use is preperly one for which a Conditional Use Permit is authorized by this Code, to wit: y construct a planned residential development with ninety-eight (98) single family homes on one (1) parcel with waiver of side and front yard requirements on subject property. ; 2o That the proposed use will adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located. ' 3,. That sub'ect ' ~ property is surrounded by single family homes, and the introduction of ,j substandard multiple family development as proposed would be detrimental to the environment ~ of the residential area in which it is proposed to be locatedo 4o That subject property is sufficiently large enough to develop into a single family development, and that parcels of land which are not compatible for single family development should be considered for the proposed type of developmento ~.~ 5. I'hat the granting of the conditional use permit, under conditions imposed, if any, will be detrimental to the peace, health, safety and general welfare of the citizens of the ~;( City of Anaheimo 6.
