LARSON~ 338 West Lincoln Avenue, Anaheim, California, Owners; DAN L. ROWLAND, AIA, 617 South Harbor Boulevard, Anaheim, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, described as Lot Nos. 54, 55 and East 12~5' of Lot No. 56 in Block B of the Hotel Del Campo Tract, and further described as 506 East Lincoln AvenueY Anaheim, California ' ; and WHEREAS, the City Planning Commission did hold e publlc hearing et the City Hell in the City of Aneheim on MarCh 18~ 1963, et 2:00 o'clock P.M., notice of said public hearing heving been duly given es required by law end in eccordance with the p:ovisione of the Ane}:eim Municipal Code, Chepter 18.68, to hear end consider evidence for and ageinst said pcoposed varience and to investigate and make findings end recommendetions in connec- tion the:ewith; end WHEREAS, seid Commisslon, after due inapection, investigatlon, and study mede by itself and in its behalf, and efter due consideration of all evidence end repods oEfered as seid heedng, does find and determine the following facts: 1. Thet the petitianer requeste a verience froro the Aneheim Municipel Code: SeCtion 18044.010~ which stipulates permitted uses in the C-2, General Commercial, Zone and Section 18.44.030 (5-1), which requires a parking area of not less than 66-2~3 percent of the total area, •to construct a printing shop on subject property. 2. Thet the:e ece exceptionel oc extreordinery circumstances or conditions eppllcable to the property involved or to the intended uae of the property that do not epply genecally to the propedy or cless of uae in the seme vicinity an~ zone. 3. Thet the requested verience is necessery for the preservation and enjoyment oi e substantiel property right poasessed by other propecty in the same vicinity end zone, and denied to the pmperty in question. 4. Thet the reques:ed varience wlll not be roetedeliy detrimentel to the public welfate or injurious to the prop- ecty or improvements in such vicinity and zone in which the pmperty is located. 5.
