TUI2LEYy 2100 West Ball Road, Anaheim, California, Owner; ROBFRT L. WEfZLER, 929 Spring Street, Anaheim, California, Agent of certain real property situated in the City of Anaheim, County of Orange, Stata of C~.lifornia, dQSCribed as `he Easterly 100 feet of the No::th half of the West half of the North half of the Northwest quarter of the Northwest quartEr of Section 24, Township 4 South, Range I1 West, in the Rancho Los Coyotes, as shovm on a Map recorded in Book 51, page 11 of Miscellaneous Maps, records of Orange County, Cali- fornia ; and WHERi'AS, the Ciry Planning Commissioa d9d hold a public hearing at the City Htill in the Ciiy of Anaheim oa MarCh 18~ 1963~ at 2:00 o'clack P.M. notice of said public hearing haviag beea duly given as reqnired by law and in accordence with the provisions of the Anal~eim Municipal rode, Chapter 18.72, to hear and coasider evidence for and against said pioposed reclassi£ication and to investigate and ma;ce findings aad recommeadations fin coanectioa thetewith; and WHEREAS, said Commission, after due inspection, investigation, aad study made by itself aad ia its behalf, and after due consideration of all evidence and reports offered at seid hearing, does find and determiae the following facts: 1. Thet the petitioner proposes a reclessi~cation of the above described pmperty from the R-A~ Residential Agricultural, Zone to the C-1, Neighborhood Commercial, Zone to permit the construction of a neighborhood commercial facility on subject property. 2. '1'hat the proposed reclassification of subject property is necessary and/or desirable :or the ordecly aad pco- per development of the community. 3. That the proposed ceclassification of subject propc-ry daes pmperly ielate to ihe zones and their permit4ed uses locelly established in clase proximity to subject property and to the zones aad their permitted uses generally estab- lished throughout the commuaity. 4. That the proposed reclassif icai:ion of subject property does require dedication for and standard improvemenz of abutting streets because said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of traff ic, Khich will be generated by the permitted uses, in accordance with the circulation o:ement of the General Plan. 5. NOW, THEREFORE, BE IT k'rSOLVED that the Aneheim City Plenning Commission does hereby cecommend to the City Ccuacil of the City of Anahe3m thet subject Petitioa for ReclassifiGation be approved and, by so doing, thet Title 1&Zoning of the Aneheim Municipal Code be emended to exclude the ebove described property from the ;~ endin R-A, Residential Agricultural, Zone- (R-3, Multiple Family Residential, Zone, p 9) and to incorporate said descr.ibed prooerty in the C-1, Neig'nborhood Commercial, Zone upon ~ the following conditions which are bereby found to be a necessary pxerequisite to the proposed `~ use of subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheimo f ~ lo Dedication of fif•ty-three (53) feet from the monumented centerline of Ba11 Road (30 feet existing). 2o Preparation of street improvement plans and installation of all improvements for Ball Road, sub.ject to the approval of the City Engineer and.in accordance with the adopted standard plans on file in the.office of the City Engineero 3. Payment of $2000 per front fooi: for street lighting pvrposes on Ball Road~ 4. Provision of standard trash storage areas as determined by t he Department of Public Works, Sanitation Division, prior to Final Building Inspectiono 5o Time limitation of one hundred and eighty (180) days for the accomplishm~nt of Item Noso 1, 2, and 3~ ' 6. Development substantially in accordance with Revision No, ls Exhibit No. 1, and Exhibit No. 2a 7. Installation of landscaping and treewells in the parkway portion of the Ball Road right-of- way abutting subject property, plans for said landscaping to be submitted to and subject to the approval of the Superintendent of Parkway Maintenance, and said landscaping to be installed prior to Final Building Insoection,. 8~ Installation of a two (2)foot strip of landscaping abutting the north property line of sub- ject property, plans for said landscaping to be submiited to and subject to the approval of the Superintendent of Parkway Maintenance, and said landscaping to be installed prior to Final Building Ihspectiono 9. Enclosure of ali air-conditioning units in order that said air-conditioning vnits are hidden from view from the street< l0a Installation of a masonry v:all abutting the easi property line, height of said masonry wa?1 to be measured from the finisheo grade level of subject property and in accordance with the • written agreement of the Stanton Community Church, said agreement to be subject to City Council approval, and said masonry wall to be constructed pxior to Fi 1 Building Inspection.
