PETITION FQR RECLASSIFICATION IdO. 62-63W96 gE APPRGVED WHEREAS, the City Plenning Commission of the City of Aneheim did receive a verified Petition for Reclassifi~a- tionfrom ARNO H. STOVALL, 1771 Monita Drive, Ventura, California, Owner; RUSSHLL JAY and/or M. L. M~GAUGHY, 2966 West Lincoln Avenue, Anaheim, California, Agents of certain real proper4y situated in the City of Anaheim, County of Orarige, State of California, described as: Tlze Northeast quarter of the Northeast quarter of. the Northvtest quarter of Section 14, Township 4 South, Range 11 i4est, in the Rancho Los Coyotes, as shown on a Map recorded in Book 51, page 11 of Miscellaneous Maps, Records of said County; and also shown in Book 36, page 22 of Records of Surve~, Records in the Office of the County Recorder of said Co•.;nty. HXCEPTING THBRBFROM the Northerly 330 feet thereof ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on April 1, 1963 at 2:00 o'clock P.M. notice of said public hearing havin~ been duly given as required b~ law and in accordance with the provisions of the Maheim Municipel Code, Chapter 18.72, to hear and consider evidence for and egainst said pioposed reclassification end to investigete end make findings and recommendations in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf, and efter due rnnsideretion of all evidence and reports offeied at seid hearing, does find and determine the following fects: 1. Thet the petitioner proposes a ceclassification of the above described property from the R-A~ Residential Agricultural, Zone to the R-3, Multiple Family Residential, Zone to permit the establishment of a two-story multiple family subdivisiono 2. That the proposed ceclassification of subject property is n~cessery end/or desirable for the orderly end pro- per development of the community. 3. That the pcoposed ceclessification of subject property does properly relate to the zones end the3r permitted uses locally established in close proximity to subject property and to the zones and their permitted uses generally esteb- lished throughout the community. 4~ Tnat the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets because said property does rela~te to and abut upon streets and highways which are proposed to carry the type and quantity of traffic, which will be generated by the permitted usesy in accordance with the circulation element of the General Plan~ 5.
