WHEREAS, said Commiseion, after due inapection, investigaUoa, end study made by itself end in its behelf, end after due considecation of all evidence and ceports offemd at eaid headng, does find end determiae the following fec~ts: 1. That the proposed nse is properly one for which a Condltioael,Use Permit is authodzed by this Code, to ~;t; establish five (5) single family dwelling units on subject property. 2. Thet the proposed nse will aot adveeaely effect.t6e edjoiaing land uses ead the growth ead development of the azea in which it is pmposed to ba located. 3. Thet the size end ehepe of the eite proposed for the use ie adequete to elloa the full development of the proposed use in a manner not detrimental to the partictilar aiea nor, to the peace, health, aefety, und general welfere of the Citizens of the City of Anaheim. . 4. That the grantiag of the Conditional Use Permit under the conditlons impoaed, if any, will not be detrimental to the peece, health, sefety, end genecel welfere of the Citizene of the City of Aneheim. 5. That the traffic generated by the proposed use will not impose an undue burden upon the streets and highways designed and improved to carry the traffic in the area. 6. That six (6) persons appeared in opposition to subject petition. Payment of a Park and RecreaLion Fee of $25.00 per dwelling unit to be collected as part of the Bui?ding Permit. 3. Provision of standard trash storege areas as determined by the Department of Public Works, Sanitation Division, prior to Final Building Inspection. 4. Installation ci d:=veways on Stonybrook Drive ¢md Western Avenue in accordance with the adopted standard nlans on f ile in the off ice of i:he City Engineer. 5. Installation of fire hydrants, as determined to be necessary by the City of Anaheim Fire Department, to provide adequate fire protection. 6o Time limi.tation of one hundred and eighty (180) days for the accomplishment of Item Noso 1 and 4. 7. Development substantially in accordance with Revision No. 1: Exhibit Nos. 1 through 6, except that the easterly four (4) dwelling units shall be relocated northerly f ive (5) feet with access to the garages from the south. 8. Installation of a six (6) foot masonry wall along the perimeter of subject property except at street openings, prior to Final Building Inspection. 9. Limitation of structural height to one story for the four (4) Easterly dwelling units.
