A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEAK
RECOMMENDING TO TI-dE CITY COUNCIL OF THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIFICATION N0. 62-63-100 gE DENIED
WHEREAS, the Cit.y PlanninQ Commission of the City of Anaheim did receive a veriGed Petition for RedassiHca-
tionfcom KIYOSHI and FUMI NAKAMURA9 11618 Santa Monica Blvd., Santa Monica, California, Owners;
I:eROY ROSE, 600 West Euclid, Suite 686, Anaheim, California, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California, described as the Fast
half of the Northwest quarter of the Southwest quarter of Section 13, Township 4 South, Range
11 West, in the Rancho Los Cayotes, as per map recorded in book 51, page 11, Miscellaneous
Maps, in the off~ce of the r,ounty recorder of said county. DCCEPTING THEREFROM that portion
lying Southerly of the following described lines Beginning at the Northwesterly corner of
Tract 2875, ~s shown on a map recorded in book 87, pages 43 to 45, Miscellaneous Maps, records
of said Orange County, being a point on the Easterly line of said East half; thence South
89° 59' 49" West along the Westerly prolongation of the Northerly line of said tract to the
Westerly line of said East half. ALSO DSCEPTING THEREFROM the East 172 feet of the North
159 feet measured from the centerline of Orange Avenue ;and
WHEREAS, the City Plenning Commission did hold a public hearing at the City Hall in the City of Anaheim on
April 15~ 1963, et 2:Q0 o'clock P.M., notice of seid pubLc heariag having been duly given as requi~e3
by law end ia accordence with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear ead consider evi-
dence for and against said proposed redassi~cetioa end to investigate and make findings end recommendations in
connection thecewith: and
WHEREAS, said Commission, after due inspection, investigetion, end study made by itaelf and in its behelf,
end efter due consideration of ell ev.ideace and reports offered at said heating, does find and determiae the following
facts:
1. Thet tha petitioner propc_•es a redassificetion of the above described propezty from the R-A~ Residential
Agricultural, Zone to the R-3, Multiple Family Residential, Zone to establish a multiple family
planned residential development with carportso
2o That the proposed reclassificetion of subject property is not necessary and/or
desirable for the orderly and proper develepment of the cormnunity.
3o That the proposed multiple family residential development would be in conflict
with the Planning Coimnission's thinking for the development of subject property as reflected
on the proposed General Plano
4o That the size and shape of subjeci property is such that it could be ideally developed
for subdivision into low density residentia7. homes.
5. That the proposed development would be incompatible to the property ad3acent and
in close proximity to sub3ect property, which has been previously developed into low density
single family subdivisiono
6a That two persons appeared, one of whom represented seven (7) persons in the Council
Chamber, in oppositian ta subject petition. .

to the City Council of the City of Anaheim that subject 'Petition for Reclnssi$catiua be deaied oa the basis of the
aforementioned findings.
