PC 1962-1963-725~;, ~ , } } RESOLUTION N0. 725~ SERIES 1962-63 A RGSOLUTION OF THE CITY PLANNYNG COMMISSION OF THE CITY OF ANAHEIM ' RECOMMENDING TO THE CITY COt)NCII, OF THE CITY OF ANAHEIM THAT ,. c PETITION FOR RECLASSIFICATION NO. 62-63-102 gg pppROVED WHEREAS, the City Plaaning Commission of the City of Anaheim did receive a verified petitioa for Recla;,sifica- tionfrom ROY FORD9 11741 Highway 101, Orange, California, Owner; KEN HIMES, 1555 Baker, Suite B, Costa Mesa, California, Agent of certain real property situated in the City of Anaheim, County of Orange, State of California, as described in Exhibit "A" attached hereto and referred to herein as though set forth in full ; aad WHEREAS, the City Plenning Ccmmission did hold a public hearing at the City Hall in the City of Aaaheim oa April 15~ 1963, at 2:00 o'clock P.M. notice of said public hearang having beea duEy given es required by law and in accordence with the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear end consider evidence for and against said pioposed reclessificetion and to inves:igate aad meke fiadings aad recommeadetions in connection therewith; end WHEREAS, seid Commission, aftar due inspection, investigation, end study mede by itself ead ia iis behelf, aad af!er due consideretion of all evidence and reports offered at seid heering, does fiad and dete~iae the followiag facts: 1. Thet the petitioner proposes e reclessiflication oE the above described property fmm the R-A~ Residential Agricultural, Zone to the C-1, Neighborhood Coimnercial, ~one to est~'yr;.(sh professional office buildings,. 2. Thet the proposed reclessification of subj:~t prooerty is necessary and/or destwb4rr Lo[• the ordecly and pro- per development of the community: ~ 3. That the petitioner proposes for subject development one oper• acc~ss ~drive and one covered access drive with a nine and one-half (4~) foot vertical clearancE, Cnd that said open access drive was adequate for fire equipment and trash trucks to service subject property. 7. That no one appeared in opposition to subject petition. ' _ 1 .4 ~~•,, ~~' , ~ ~~ ~ , ~~~~ ~ ;`^ ~. ~•, ~ , G • ~ ~. ~ :~ - NOW, THEREFORE, BE IT RESOLVED thet the Aneheim City P'lenning Commis"sion does hereby recommend - to the City Council of the City of Anaheim that subject Petitioa for Reclassificetion be epproved r,nd, by so doing, thet Title 1&Zoning of the Aneheim Muaicipal Code be ameaded to exclude the above described pmperty fmm the R-A9 Residential Agricultural, Zone and to incorporate said described property in the C-1, Neighborhood Cortunercial, Zone upon the fcllowing conditions which aro hereby found to be a necessary pr.erequisite to the proposed use of sub~ect property in order to preserve the safety and general welfare of the citizens of the City of Anaheim. lo e~reparation of street improvement plans ancl ins±allation of all improvements for Man- cheste•r Avenue, subject to the approval of the City Engineer and in accordance with-#he adopted standard plans on file in the office of the City Engineer. 2o Payment of $2~00 per front foot for street lighting purposes on Manchester Avenue. 3,. Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Divisiony prior to Final Builcling Inspectiono 4~ Time lim~tation of one hundred and eighty (180) days for the accomplishment of Item Noso 1 and 2.. 5. Development substantially in accordance with Exhibit Nos. 1, 2, and 3, as amended h~erein,. 6., Construction of a six (6) foot masonry wall alang the north, west, and south boundaries of subject property prior to Final Building Inspection. 7o Installation of tree ~~ells at forty (-10) foot intervals in •the parkway portion of the Manchester Avenue right-of-way and a minimum six (6) foot strip of landscaping abutting the Manchester Avenue property line, plans for said landscaping to be submitted to and subject to the approval of the Superintendent of Parkway Maintenance, and said landscaping to be ~ installed prior to Final Building Inspection. THE FOREGOING RESOLUTION is signed and eppmved by me this 15th day of April, 1963.
