That the proposed use is properly one for which a Conditionel Use Parmit is authorized by this Code, to wit: construct a service station on subject propertye 2~ That the proposed use will adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located. 3o That the traffic 9enerated by the proposed use will impose an undue burden upon •i the streets and highways designed and improved to carry the traffic in the area. 4~ Thst the granting of the condition2l use permit under the conditions imposed, if any, will be detrimental to the peace, heal~th, safety and yeneral welfare of the citizens of the ~ City of Anaheim~ , 5,. That the proposed location of a•service station in the middle of a block would be an incompatible development and a detriment to future development of adjacent property: - 6.
