BAKER, ET AL, 147 South Beach Boulevard, Anaheim, California, Owners; RUSSELL JAY and/or BEN ROCHELT.E; 29b6 West Lincoln Avenue, Anaheim, California, Agents of certain real property situated in the City,of Anaheim, County of Orange, State of Cali- fornia, described in Exhibit "A", attzched hereto and referred to herein as though set forth in full ; and WHEREAS, the City Planning Commission did hold e publIc headng at the City Hell in the City of Anaheim on April 29, 1963~ at 2:00 o'clock P.M. notice of seid public hearing heving been duly given as required by law and in accoidence with the provisions of the Aneheim Municipal Code, Chepter 18.72, to hear end conaider evidence for nnd egeinst seid ptoposed reclasaiflcetion and to inveatigate and meke findings end eecommendetions in connection therewith; end WHEREAS, said Commisaion, eEter due inspection, investigetion, and study mede by itself end in its behalf, end efter due consideration of ali evidence and reports offered at said hearing, does find and determine the foliowing facts: 1. That the petitioner proposes a reclassification of the above described property from the R-A~ Residential Agricultural, Zone to the R-3, Multiple Family Residential, Zone in order to subdivide subject property into forty-two (42) R-3 lots. 2. That the proposed reclessificetion of subject property ia necessary and/or desirable for the orderly end pro- per development of the community. 3. Thet the proposed teclassiEication of subJect property does propetly relate to the zones and their permitted uses locelly esteblished in close proxlmity to subject property and to the zones end their pe:mitted uses generally esteh- lished throughout the community. 4o That the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets b2cause said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of traffic, which will be generated by the peimitted uses, in accordance with the circulation element of the General Plan. 5. ' NOW, THEREFOIRE, BE IT RESOLVED that the Aneheim City Plenning Commission does hereby recommend ~ to the City Council of the City of Aneheim thet nubject Petition for ReclesaiIIcation be eppmved and, by so doing, I that Title 1&Zoning of the Anaheim Municipel Code be emended to exclude the ebove described properry fmm the ~ R-A, Residential Agricultural, Zone and to incorporate szid described property in the R-3, ` Multiple Family Residential; Zone upon the following conditions tivhich are hereby found to ( be a necessary prerequisite to the proposed use of subject property in order to preserve `~ the safety and general welfare of the Citizens of the City of Anaheim. !~ lo Recordation of a Final Tract Map of subject property. " 2. Payment of a Park and Recreation Fee of $25.OO.per dwelling unit to be collected as ; part of the Building Permit. 3o Provision of standard trash storage areas as determined by the Department of Public Works, Sanitation Division, prior to Final Building Inspection. 4.
