THAT PCTITION FOR CONDITIONAL USE PERMIT 409 BE GRANTED '
WHERIEAS, the City Pleaning Commissioa of the City of Anaheim did receive a verified Petition for Conditioael
Use Permitfrom KENNEfH C. RANDAL3., 12141 Dunklee Lane, Garden G-ove, California, Owner of
certain real property situated 'zn the City of Anaheim, County of Orange, State of Cali-
fornia, described as the East 200 feet (measured to the centerline of Magnolia Avenue) '.
of the South 312 feet of the North 502 feet (measured to the centerline of Broadway
Avenue) of the Nortiieast quarter of the Southeast quarter of the Northeast quarter of f,
Section 13, in Township 4 South, Range 11 West, in the Rancho Los Coyotes, as shown .
on a map thereof recorded in book 51, page 11, Miscellaneous Maps, records of said
Orange County; EXCEPT the East 200 feet of the North 190 feet thereof, said distance
being measured to the centerlines of Broadway and Magnolia Streets

WHEREAS, the City Plenning Commirssion did hold a public hearing at .the City Hall in the City of Aneheim on
April 29~ 1963~ et 2:00 o'clock P.M., noUce of seid public hearing haviag been duly given as r.equiced by
lew end in eccordence with the provisions of the Maheim Municipal code, Chapter 18.64, to hear and consider evidence
for and egeinst seid propoaed conditionel use end to investigete and make fiadings and recommendations in connr.ction
theeewith; and ,
WHEREAS, seid Commission, after due inapectton, invaotigetion, and study mede by itself ead in its behelf, aad
after due consideretion of ffi1 evidence end reports offered at seid headng, doea Hnd and determine the followiag fecta:
1. Thet the propoaed use is properly one for whicli a Coaditional.Use Pe~it is authodzed by t2us Code, to
wit: establish a ballet studio:
2. That the proposed use wlll not advecaely e#fect.the edjoining lend uses end the growth end developmeat of
the azea in which it is proposed to be located.
3. That the eize end ehepe of the site proposed fox the use is adequetE to allow the full develorment of the
proposed use in a manner not detdmental to the particulaz ucea nor to the peace, health, safety, end geaeral welfere
of the Citizens of the City of Meheim. .
4. That the grentiag of the Conditionel Use Petmit w~der the conditlons imposed, if any, will not be detrimentel
to the peace, health, safety, and generel welfare of the Citizens of the Ciry of Anaheim.
5. :hat the traffic generated by the proposed use will not impose an undue burden
upon the sireets and highways designed and improved to casry the traffic in the area.
6. That no one appeared in opposition to subject petition.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby gcent sub)ect
Petition for Conditional Use Permit, upon the following conditians which are heceby found to be a necessery prerequisite
to the proposed use of the subject property in ordec to preseive the sefety end general welfece of the Citizens of the
City of Aneheim: •
1. Development substantially in accordance with Exhibit Nos. 1 and 2~
