SHUNK and DQROTHY A. SHUIVg, 425 North Dale Avenue, ,Anaheim, California, Owners of certain real property situated in the City of Anaheim. County of Orange, 5tate of California, described as:The Northerly 172.00 feet of the Southerly 332.00 feet of the Hasterly 270.00 feet of the northeast quarter of the Southeast quarter of Section 13, Township 4 South Range 11 West, in the Rancho Los Coyotes, as shown on a map recorded in book 51, page 11 of Miscellaneous Maps, records of Orange County, California, the Northerly line of said 332 feet being parallel with the Southerly line of said Northeast quarter of the Southeast quarter of said Section 13 ; and WHEREAS, the City Plenning Commisaion did hold a public hearing at the City Hall in the City of Anaheim on Apri1 29, 1963, at 2:00 o'clock P.M. notice of said public hearing heving been duly given es required by law and in acccrdance with t},e provisions of the Maheim Municipel Code, Chepter 18.72, to hear and consider evidence for end ageinst said proposed reclassificetion and to investigate and make Gndings and recommendetions in connection therewith; and WHEREAS, said Commission, after due inspection, investigetion, and study mede by itself and in its behalf, and after due consideration of all evidence rjnd reports offececi at said hearing, does find and deizrmi~re the following facts: 1. Thst the petitioner proposes a reclessification of the above described property from the R=A~ Residential Agricultural, Zone to the R-1, One Family Residential, Zone. 2. That the proposed reclassificetion of subject property is necessary and/or desirable for the orderly and pro- per development of the community. 3. That the proposed reclassification of subject property does pmperly relate to the zones and their,r,err.,itted uses locally established in close proximity to subject property end to the zones and their permitted uses generally esteb- lished throughout the community. 4. That the proposed reclassification of subject property does require dedication for and standard improvement of abutting streets ber,ause said property does relate to and abut upon streets and highways which are proposed to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance with the circulation element of the General Plan. 5. That no one appeared in opposition to subject petition. Dedication of fifty-three (53) feet from the monumented centerline of Magnolia Avenue (30 feet existing). 2. Preparation of street improvement plans and installation of all improvements for Magnolia Avenue, subject to the approval of the City Engineer and in accordance with the adopted standard plans on f ile in the office of the City Engineer. 3. Payment of $2.00 per front foot for street lighting purposes on Magnolia Avenue. 4. Payment of a Park and Recreation Fee of $25.00 per dwelling unit to be collected as part of the Building Permit. 5. Filing of a Record of Survey to record the approved division of subject property~ 6. Subje<:t to the approval of Petition for Variance No. 1567e 7. Time limitation of one hundred and eighty (180j days for the accomplishment of Item-Noso 1, 2, 3, and 5. 8. Development substantially in accprdance with Exhibit Nos. 1 through 9.
