A RFSOLUTION OF THE CITY PLANNING COMMISSION QF THE rITY OF ANAHEIM
'; j THAT PETITION FOR VARIANCE NO. 1567 BE GRANTED

WHEREAS, the City Planning Commission of the City of Aneheim did receive e ved$ed Petition for Vedance
from HHRBHRT P. SHUNR and DO~t01HY A. SHUN~, 425 North Dale Avenue, Anaheim, California,
Owners of certain real property situated in the City of Anaheim, County of Orange, State of
California, described as:The Northerly 172,00 feet of the Southerly 332.00 feet of the
Basterly 270.00 feet of the Northeast quarter of the Southeast quarter of Section 13,
Township 4 South Range 11 West, in the Rancho Los Coyotes, as shown on a map recorded in
book~51, page 11 of Miscellaneous Maps, records of Orange County, California, the Northerly
line of said 332 feet being parallel with the Southeriy line of said Northeast quarter of
the Southeast quarter of said Section 13

WHEREAS, the City Plenning Commission did hold a public haaring at the City Hell in the City of Anaheim
on April 29, 1963 et 2:00 o'clock P.M., notice of said public hearing having been duly given es requi:ed
by law end in acco~dance with the pruvislons of the Aneheim Municipal Code, Chepter 18.68,to hear and conslder
evidence Eor end ageinst said pcoposed veriance and to investigete and meke findings and recommendations in connec-
tion therewith; end
WFIEREAS, seid Commisaion, after due inspection, investigation, end study made by itself and in its behalf,
end aEter due consideeetion of all evidence and ceports offered as seid ?~earing, does find and detennine the following
facta:
1. That the petitioner reqaasta a varience from the Aneheim Municipel Code: Section 18~240030 (4), which
stipulates that lots shall have a minimum width of seventy (70) feet, and a miniinum area
of seventy-two hundred (7200) square .feet, to permit the establishment of four (4) single family
residences on lots with sixty (60) fn~t frontages. •
2. That there are exceptionel or extreocdinery circumstences or conditions applicable to the p:operty involved
or to the intended use of the property that do not eoply generally to the property or class of use in the same vicinity
and zorte.
3. That the requested, variance is necesaery for the preservetion and enjoyment of a substentiel propedy right
posseseed by other pcoperty in the semu vicinity end zone, and denied to the property in queatian.
4. Thet the requested verience will not be meterially detrimentel to the publlc welfate or injurious to the pmp-
erty or improvements in such vicinity and zone in which the propecty ie loceted.
5. That the requested varianco will not adveraely affect the Compreheasive Generel Plen.
6o That two (2) persons appeared in opposition and two (2) persons appeared in favor

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does heceby grant subject
Petition for Varience, upon the following conditions which are hereby found to be a necessary prerequisite to the pro-
posed use of the subject property in order to preserve the sefety and general welface of the Citizens of the City of
Meheim.
1. Subject to the reclassification t~f subject prcperty to the R-1, One Family Residen-
tial, Zo~~e as approved and completed under Reclassification No. 62-63-106.
