T. SCHROEDL, 712-714 South Knott Avenue, Anaheim, Galifornia, Owners; NEIL REITMAN, 1919 East Center Street,.Anaheim, California, Agent.of certain real propert~ sit~ated in the City of Anaheim, County of Orange, State of Cal~fornia, described in Exhik~~t "It" at~ached hereto and referred to herain as though set forth in fu11 ; and WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on 61ay 13, 1963, at 2:Q0 o'clock P.M. notice of snid public hearing having been duly given es required by law and in accordance with the provisions of the Meheim Municipel Code, Chepter 18.72, to hear end consider evidence for and against said proposed reclassification er_d to investigate and make findings and :ecommendetions in connection therewith; and 111HEREAS, said Commission, after due inspection, investigation, and study mede by itself and in its behalf, and af:ee due considetetion of all evidence end repods offered at said hearing, does Eind and determine the following facts: 1. Thet the petitiuner proposes a reclessification of the above deecribed property from the R-A, Residential Agricultural•, Zone to the R•-3, Multiple Family Residential, Zone to establish a two-story multiple family planned residential development~ 2. That the proposed reclassification of subject pcoperty is necescary and/or desirab;~ for the orderly end pra per development of the commuqity. 3. Thet the proposed reclassification of subject propeny does properly relete to the zones and their permitted uses locally established in clo~e proximity to subject property and to the xones and their permitted uses generally estab- lished throughout the community. ' ' 4~ That the Nropcs~d reclassification of subject property does require dedication for and standard improvement of abutting streets because said property does ,r.elate to and abut upon streets and highways which are proposed to carry the type and quantity of traffics which will be generated by i;he permitted uses, in accordance with the circulation element of the Gev~eral Plan~ 5. Zone and to.incorporate said described property in the R-3, Multiple Family.Residential, Zone upon i:he.follnwing conditions which are hereby found ~o be a necessary prereqtiisite to the proposed use cf subject property in order to preserve the safety and general welfare of the citizens of the City of Anaheimo lo Dedica~ion of fifty-three (53) feet from the monumented ceriterlin? of Knott Avenue (30 and 40 feet existing).
