of certain real property situated.in the City of.Anaheim, Caunty of Orange, State of Cali-
rornia as described in Lxhibit "A" attached hereto and referred te herein as tnough set

WHEREAS, the City Pierring Commissiort did hold e public hearing at the City Hell in the Ciry of Ananeim on
May 2Z~ 1963y at 2:00 o'clock P.M. natice of seid public hearing hevIng been duly given es required by
lew and in eccordance with the pmvisions oE the Maheim Municipal Code, Chepter 18.72, to heer and consider evidence
for and egainst said ptoposed cealassification and to investigate end meke findings and recommendetions in connection
therewith; and
WHEREAS, said Commiesion, efter due inspection, investigetion, and etudy made by itself end in its behelf, and
efter due considecation of o1i evidence and repocts offered et seid hearing, does find end determine the following facts:
1. Thet the petitioner proposes a reclessificetion of the ebove desc:?b~d g:aperty from the R-A~ Residential
Agricul.tur.ai, .Zone to the C-1, Neighborhood_.Commerc.ial, Zone en Portion "A" and R-3, Multiple
Family Residential, Lone on Portion "B" to establish a two-story planned unit multiple family
residental development on Portion "A".
2. Thet the pmposed reclessificetion of subject property is neceasery end/or desire6le for the orderly end pro-
per development of the community.
3. Thet th~: pcoposed reclessif:cotion of subjrot propecty doea pmperly relata to the zones end their pecmitted
uses locally esteblished in close prox?mity to subject property end to the zones end their permitted uses genecally estab-
llshed throughou! the community. .
4. That the proposed rEClassi£ication of sub~ect property does require dedication for
and standard improvement of abutting streets because said property does relate to and abut
upon streets and highways which are proposed to carry the t~+pe and quantity of traffic, which
will be generated by the permitted Lses, in accordance with the circ>>lation element of the
General Plan.
