A RESOLUTION QF THE CITY PLANI3ING COh11NISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE NO. 1574 BE GRANTED
WHEREAS, the City plenning Commission of the City of Anaheim did recelve a ved~ied Petition for Vadance
from IDWARD L. WINGETT, 907 North Sabina Street, Maheim, California, Owner of certain real

WHEREAS, the City Planning Commisaion dId hold a publlc heering at the City Hall in the City of Aneheim
on May 27~ 1963~ aE 2:00 o'ciock P.M., notice of said puolic hearing having been duly given as required
by law end in accorda~ce with the provisions of the Anaheim Municipel Code, Chepter ].8.68,to hear and coneider
evidence for end ageinst said propesed varience a~d to investigate and make fincllngs end recommenaations in connec-
tion therewith; and
WHEREAS, seid Commission, after due inspectian, invesUgation, end study mede by itself and in its behelf,
and after due conaideretion of all evidence and reports offered es seid hearing, does find and determine the following
fects:
1. Thet the petitioner requests a variance fiom the Aneheim hiunicIpal Code: Section 18.80.080~ whiCh
requires that any dwelling unit established on subJect property shall have a minimum iivable
area of 1225 square feet, to establish an additional dwE~lling unit vtith a minimum livable
floor space of 956 square feet.
2. Thet there are exceptional or extraordinsr;~ circumstences or conditions appliceble to the property involved
or to the intended use of the propedy thet do not epply generally to tha properky or clnss of use in the seme vicinity
and zone.
3. That the requested varience is necessary for the pieservation and enjoyment of n substential property right
posseased by other property in the seme vicinity and zone, and denied to the propedy in question.
4. That the requested variance will not be meterially detrimental to the public welfete oe injurious to the prop-
erty or improvements in such vicinity and zone in which the prooerty is loceted.
5. Thet the requested veriance wIll not adversely affect the Comprehensive General Plen.
6. That no one appeared in opposition to subject petition.

NOW, THEREFORI3, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby grant subject
PeHtion for Verience, upon +.~e following conditions which ase he~eby fo•a¢d to be a neceasary prerequisite to the pro-
~ pased use of the subje!~ p:operty in order to pceserve the safety and genere: welface ofthe Citizens of the City of
Anaheim.
1. That.sidewalks shall be repaired along Sabina Street, as required by the City
Engineer and in accordance with.standard plans and specifications on file in the office of
the City ~ngineer:prior to Final Building Inspection.
2. That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, mariced ~~E~ninii idos. i, 2, and 3" a~
amended. ~
