That the petitioner pmposes a reclassiEication of the above described pmperty fcom the R-2~ Two Family Residential, Zone to the R-3, MultiplE Family Res'dential, Zone 'to construct a four.-unit apartment builcling on subject property. 2. Thet the proposed reclas~ification oE subject property is necessery and/or desirable for the orderly end pro- per development of the community. 3. That the proposed reclassiflcecion of subject peoperty does properly celata to the zones end their permEtted uses localty established in elose proximity to subject pcopedy end to thc zones ead their permitted uses generally esteb- lished thmughout the community. 4. That the proposed reclassification of subject property does not require dedication for and standard improvement of abutting streets because said property does relate to and abut upon streets ar~d h~ghways which are ~mproved to carry the type and quantity of traffic, which will be generated by the permitted uses, in accordance Hith the circulation element of the General Plan. 5. That na ona appeared in opposition to subjec•t petition. .*<1-A -1- t:~ _:~ NOW, THEREFORE, BE IT RESOLVED that the P.neheim City P'lanning Comminaion does hereby cecommend to the Cih,~ C,ounci2 of the City of Aneheim thet subJect Petiti~n for ReclassificaLon be epp~aved and~ 6y so doing. that Title 1&Zoning of the Aneheim Municipal Code be amended to exclude the e6ove described property from 2he R-2, Two-Family Residential, Zone and to incorporat~ said described property in the R-3, ~lultiple Family Residential, Zone upon the following conditions v~hich are hereby found to be a necessary pxerequisite to the proposed usa of sub3ect property in order to preserve the safety and general welfare of the citizens of the City of Anaheimo 1~ That the sidewalks shall be installed along East ~treet, as required by the City Engineer and in accordance with standard plans and specifications on file in the o£fice of the City Engineer, prior to Final Euilding Znspectiono 2. T;~ati the owner of sul~ject proper,ty shall pay to the City of Anahei.m, the sum of $25.00 per dwellinq unit, to be ;ased for park and recreation purposes, said amount to be paid at the time the k~~~ilding permit is issued. • 3. That trash storage areas shall be provided in accordance with standar.d plans on file in the offics of the Director of Public Works, prior to Final Building Ins~ection. 4. That the owner of subject pr.operty shall dQed to the City of Anaheim, a three (3) foot overhany easement along the easterly boundary of sub,ject propertyo 5. That Condition Noo 4, above mentioned, shall be complied with within a period of one hundred eighty (1~sJ) days from date hereof, ox such further time as the City Council may grant. 6. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Ana;zeim, marked "Revision Noo 1, Exhibit No. i'`, except as amended hereino ' 7. That the proposed northerly drive shall be eliminated9 and the southerly side yard setback shall be increased to twenty-one (21) feet; this shall be accomplished by the relocation of the proposed striicture 3~-feet northerly and by providing one eighteen (18) foot wide access drive and landscaping the remaining 3~-foot building setback from said drive< So That all garages abutting the easterly property line shall be constructed so as io drain away frcm the abuttinq property~ ~ THE FOREGOING RESOLUTIOY is signed and epproved by me this $~h of July~ 19630 . , .
