A RE50LUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEiM
THAT PETIT:ON FOR VARIAIdCE NO. 1583 BE GRANTED
WHEREAS, the City P:anning Commission of the City of Aneheim did ~eceivo a vecified Petition for Variance
from J~ W. 8 IAIS J. CONNELY~ 525 South Cardiff, Anaheim' California, Owners of certain
real property situated in the City of Anaheim9 County of Orangey State of California, described

as: Commencing on the Southerly line of Block C of Kroeger°s Subdivision, as shown on a map
thereof recorded in book 5, page 34, Miscellaneous Maps, records of said Orange Count•~, at a
po~nt 2D50 feet Westerly from the Southeasterly corner of said Block C; thence Northerly
parallel with the Easterly line of said Block C, 231-1~3 feet to the true poa.nt of beginning;
thence.Westerly parallel with the Southerly line of said Block C~ 242 feet; thence Northerly
parallel with the Easterly line of said Block C, 60 feet; thence Easterly parallel with the
Southerly line of said Block C, 242 feet; ~chence Southerly ~arallel with the Easterly line of
said Block C, 60 feet to the point of beginning

WHEREAS, the City Planning Commission did hold a public headng at the City Hall in the City of Anaheim
on July 8~ 19639 at 2:00 o'clock P.M., rotice of said public head~g having been duly given as requited
by law and in accordence with the provisions of the Anaheim Municipal Cude, Chapter 18.68, to heat and coneidec
evidence for and against said proposed varience and to investigate and nake findings and reccmmendetions in connec-
tiou thecewith; and
WHEREAS, said CommissInn, after due inspection, investigation, and study made by itself and in ita behalf,
and after due consideratlon of all evidence and ceports offered as said hearing, does find end detennine the following
facts: ~
1. That the petitioner requests a iesiance from the A:~a#:eir.s 1'Iunlcipal Code: Section 18.32.080 (3) ~ whiCh
requires a real yard of not less than 25 feetY Section ~8~320080 (2), which requires a 7~-foot
side yard, Sect3on 18032.040, which requires a ten (10) foot building separation, Section
18o80a080, which requires a minimum living area oF not less than 1225 squars feet, Section
1E3~32a120"(1), which requires 1-~ garages per dwelling unit, to permit construction of an
additianal dwelling unito
2. Thet there ace exceptional or extraoedlnary circumstences or conditions appliceble to the psoperty in.~alved

Petition for Variance, upon the following conditions which are hereby found to be a necessary p.erequisite to the pro-
posed use of the subject prope~ty in order to preserve the safety and general welfare of the Citizenrs of the City of
Anaheim.
1. That the ovmers of subject property shall pay to the City of Anaheim~the sum of
$25.00 for the new dwelling unit, to be used for park and recreat:on puxposes, said amount
to be paid a.+. the time the building permit is issued.
2, That trash storage areas shall be provided in accordance with standard plans on
file in the office of the Direc•tor of ?ublic Wor;;s, prior to final building ihspe~tion.
3. That subject property sha11 be developed substantially in accordance with nlans
and specifications on fi?e with tiie City of Anaheim, marked "Exhibit Nos. 1, 2, and 3".
