California, Agent of certain real property situated i.n the~City of Anaheim, County of
Orange, State of California, de~cribed as Lot No. 118 of Tract No. 1421, and further

WHEREAS, the City Planning Commiaeton did hold a public hearing ot the City Hell in the City of Anehelm on
July 8~ 1963~ et 2:00 o'clock P.M., notice of seid ~ublic hearing having been duly Qiven cs required by
law and in eccordence 7vith the QrovIslons of the Aneheim Municipal code, Chepter 18.64, to hear end conaider evidence
for end against said proposed conditionel use and to investigete and meke findtnga end recommendetions in conuection
the~ewith; end ,
WH~REAS, said Commiseion, after due inspection, investigatlon, end study made by itself end in ita behelf, and
efter due co:3sidecation of ell evidence and reports offered nt said headng, aoea find and determine the foliswing facts:
1. That the proposed use is pmperly one for which a Conditional .t1ae Perrtitt is authodzed by this Code, to
wit: expand an existing Church and related facilitieso
2. That the proposed use qiII aot edveisel3 effect,ihe adjoiniag land uses and the gm~sth end development of
!he area in which itis propoaed to be located.
~3. Thet the size end shape o£ the site propooed for the use is edequetn to allow the full development of the
proposed use in a manner not detrimentel to the pact:culat e:ra nor to iha peace, hea?±h, safety, end general welfere
of the Citizens of the City of Pmeheim. . '
4. That the granting uf the Cc .di[lonal Use Permit under the condltions imposed, if eny, will not be detdmeut; :
to the peace, health, safe!y, and generel welfete of the Citizens of the c;Ity of Anaheim.
5. That tl~e traf'fic generated by the proposed use will not impose an undue burden
upon ihe streets and highways designed and improvod to carry the traffic in the a~eae
6a That under the authority granted in Section 18e64o0209 waiver is hereby granted
for encroachment of the two parking spaces into the setback as requi.red in Sect3on .

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commissie.^. does hereby grant subject
Petition for Condltionel Use Permit, upon the followiag conditions which are hereby found to be e aecessary pcerequisite
to the prc+posed use of the subject Qcoperty in order to p:eserve the sefety and generel welface of the Citizens of the
City of Aneheim: ' `
lo That trash storage ateas shall be provided in accordance with standard plans on file
in the office of the Director of Public Works, prior to final building inspectiono

2a That subject property shall be developed substantially in accordance with plans and
speoifications on file with the City of Anaheim, marked "Exhibit Noso 1, 2, and 3", provided
tk~at the proposed buildings shall be moved northerly so as to provide a minimum fifteen (15)
foot southerly side yardy and further provided that a five (5) foot landscaped area adjacent
to the sotttherly and westerly property lines in addition ta all other landscaping indicated
on Exhibit Noo 2, shall be installed pr3or to final building inspectiono
3e That a six (6) foot masonry wall shall be constructed along the south property
linep prior to final building inspection<
4o That treewells shall be provided at approximately forty (40) foot intervals in the '
Chateau Avenue and Walnut Street parkways abutting subject property; that plans for said
treewells and landscaping therein, shall be submitted to and approved by the Superintendent
of Parkway Maintenance; and that said landscaping shall be installed prior to final builciing
ir,spectiono
5o That landscaping shall be installed as indicated on Exhibit Noa 2.9 prior to final
building inspectiono
