fornia, Owner; PACIFIC SOUTHWEST REALTY COMPANY, 215 West 6th Street, Los Angeles 14, Cali-
fornia, Agent of certain real property situated in the City of Maheim, County of Orange,
Sta,te of Califo*nia, described as: The East 155 feEt of the Wesi 165 feet of Lot No. 2,

NOVJ, THEREFORE, BE IT RESOLVED that the Aneheim City Planning Commission does here6y grent subject
Petiiion for Conditional Use Permit, upon the Eollowing conditions which are hereby found to be e necessary prerequisite
to the proposed use of the suojec[ propEtiy in o.~~; b prc~c:ve the sefety ar.d genFrel welfare ofthe Citizens of the
City of Anaheim: .
lo ~That the owners of subject property shall deed to the City of Anaheim a strip of :and 45
feet in width, from the centerline of the street, along Anaheim Road, for street widening
purposes.
2a That street improvement plans shall be prepared and ali engineering requirements of the
City of Anaheim, along Anaheim, Road, such as curbs and guttersy sidewalks9 street grading
and paving, drainage facilitiesq or other appurtenant work shall be completed as required
by the City Engineer and in accordance with standard plans and specifications on file in the
Office of the City Engineer; and that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted with the City to guarantee the irs tallation of said
enginpering requirements~
3o That tne owners of sub,ject property shall pay to the City of Anaheim th~ sum of $2e00

4o Tt;at trash storage areas shall be ~ovided in accordance with standard plans on file
in the off ice of the Director of Public Works9 prior to final building inspectiono

180 days from date hereof, or such further time as the Commission may granto
6a That subiact ;~roperty shall be developed substantiaily in accordance with standard plans
and specificaiions on file with the Ci€y~•of Anaheim, marked "Exhibit Noso 1, 2, 3, 4, and 5,"
provided that the proposed parking area shall conform to adopted off-street parking standards.
7o That plsnted ~treewells shall be provided at approximately 40 foot intervals in the Anaheim
Road parkway ~bu+.tin9 sub~act property; that plans for said tr.eewells and landscaping therein,
shall be sub~~nitted to and approved by the Superintendent of Parkway Maintenancej and that said
treewells sha:l be planted prior to final building inspectiono
So That the coinbined easterly driveway approaches shall be limited to a maximum width of
