~~ grant sub3ect Petition for Conditional Use Permit, upon the followin~ conditions.which are
? hereby :ound to be a necessary prexequisite to the proposed use of the subject property in
~' order to prese.rve the safe•ty and gener.al welfare of the citizens of the City of Anaheir~o
~` 1> That •Che owners of sub3ect property shall deed to the City of ,4r~ahein: a strip of
j~ land 45 feet in width, from the centerline of the.street, along South and Sunkist Streets,
` for street tivid~ning parposes<
2o That street 3mprovement plans shall be prepared and all enginer,rfng requirements
of the Cii~ of Pnaheim9 along South and Sunkist Street, such as curbs and gutters, sidewalks,
street arading and paving9 drainage facilities, ox other appurtenant work shall be completed
3s r.equired by the City Engineer and in accordance with standard plans and specifica~~nns on
::°fIe in the office of •the C ity Engineer; and that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City to guarantee the installation of said
engin?ering,requirements„
3o Tnat tne ownexs of s:abject property shall pay to the City of Anaheim the sum of
$2000 per fron~i foct~, along South and Sunkist Streets, f.or street lighting purposeso
4, That the trash stor.aqe areas shall be provi.3ed in accordance with stan~lard plans on
f ile in the off ice of the Director of Public Works9 prior to final building inspectiono
5e Tha•~ the ~:.^~srs of subject property shall deed to the City of Anahei.m a three (3)
foot public utility easement, and a twa (2) foot overhang easement along the southerly boundary
of subject propertyo
6o That Condition Noso i, 2, 3, and 5, above trentioned shall be complied with within
a period of 180 days from date hereof9 or such further time as the Commission may granto
7o That subject property shall be developed substantially in accordance with plans and
specifications on file with the City o:P Ar.aheim, marked "Exhibit Noso 1 end 2"0
8a That a six ;6) foot masonry wall shall be constructed along the west property line,
and the posting of a bond to insure the construction of a six (6) foot masonry wall on the
southesly boundary, separating the chu•rch prop2rty and the proposed 260 feet of the sou+_;ierly
property~ prior •Eo final building inspectiona
9o That planted treewells shall be provided at approximately forty (40) foot '.ntervals
in the Sunkist and South Street parkways abutting subject property; that plans for said
treewells and iandscaping therein, sha11 be submitted to and approved by the Superintendent
of Parkway Ma3ntenance; and that said treewells shall be planted prior to final building
inspectione
10, That the landscaping as i.ndicated on Exhibi+. Noo 1, shall be installed pr.ior to
