WHEREAS, the City Plenr.ing Commieslon did hold s publio hearing at the i.ity Hell in the City of Aneheim on
July 22, 1963, et 2:00 o'clock P.M., aotice of seid public headng having been duly given as required by
law and in accocdence with the pmvlaione of the Aneheim 1Viunicipal code, Chepter 18.64, to hear and consider evidence
for end egainst seid propoaed condiiionel uae and to ir.vestlgete end u~eke findinga end eecommendeGons in connection
the~ewith; end
WHEREAS, said Commission, aEtcr due inspectioa, investigetion, and study made by itself and In its behelf, and
~fler due consideretioa of all evidence and teports ofEeted at seid heaiing, does tiad and determine the following facte:
2. That the proposed nse is properly one for which a Condltional.Uae Peimit is authodzed by thie Code, to
wit: estab2ish an employees' park3ny lot.
2. That the proposed usa will aot edve:aely effect.the edJoining lend uses end the growth end development of
the ncee in which it ia groposed to be located.
3. Thet the eize and shepe of the aite ptoposed for zhe use is edequete to alIoa the full development of the
proposed use in a maneer not d~tdmentel to the partitulnr e~ea nor to the peace, health, safety, end gene~al welfare
oE the Citizens of the t`~ty of Meheim. .
4, That the granting oE the Conditional Use Permit under the conditions imposed, If eny, will not be detrimental
to the peece, health. sefety, end ~enewl welfere of the Citizens of the City of At:eheim.
5o That the traffic generated by the proposed use will not impose an undue burden
t;pon the streets and highw~ys designed and improved to carry the traffic in the axea.
6o That because of the sound factor of parking automobiles in close proximity to
a residential area, the requirement of a six (6) foot masonr.y wall is deemed necessary~

NOW, TTIEREFORE, BE IT RESOLVED thet the Anaheem City Planning Commission does hereby grant subject '
Petitiol fo~ Conditional Use Permit, upoa thc following cor,ditions which ace heceby found to be a necessery prerequisite ~
to the proposed use o: the subject property in order to preserve ihe sefety and generel welfare of the Citizens of the ~
City of Anaheim: ;
lo That the owner of subject property shall pay to the City of Anaheim the sum of
$2000 per frorit foot, along Zeyn Street, for street lighting purposesa i
2e That the curbs, gutters, and paving shail be installed, where not existing, ~
as required by the City Engineer and in accordance.with standard plans and specifications `
on f ile in the office of the City Engineer> ;
3, That Condition Noso 1 and 2, above meni:ioned, shall be complied with within q ~orjn~t

4a That subject property shall be improved for pff~street parking in accordance ~
f with all Code requirements, provided that a six (6) foot masonry wall be constructed along
~ the north, west~ and south boundaries of subject propertya Further provided, that no access
be permitted to the residential a11ey abutting to the west of subject property,
5o That installation of a six (6) foot strip of landscaping zlong the easterly
p~:operty line except for the access drives, The aforementioned landscaping materials shall
be adequat? to render the parking lot more compatible to ~the existing r?sidential uses
to the north.and southo Said landscaping plans shall be submitted to and subject to the
~ approval of the Superintendent of Parkway Maintenance, prior to the utilization of subject
property for parking purposeso
