WHEREAS, the City Planning Commission did hold a public hearing at the C3ty Hell in the City of Meheim on
July 22~ 1963~ at 2:00 dclock P.M. notice of said public hearing having been duly given as ~equired by
law and in accordance ~vith the provisions of the Anaheim Municipal Code, Chapter 18.72, to hear and consider evidence
for and egeins4 said piogosed reelessification end to inves4igate and make findings and cecommendations in connection
therewith; and
VYfiEREAS, said Commission, after due inspection, iavestigation, and study made by itself and in its behalf, and
after due cronsideration of all evidence and reports offered at said hearing, does find:and determine the following facts:
1. That the petitioaec proposes a ceclessification of the above described property From the R-A~ Residential
Agricu?tural, Zone to the R-2, Two Family Residential, Zone to establish a two-family
planned residential subdivision developmento
2. That the proposed reelassiflcation of subject property is necessary and/or desiceble for the orderly end pro-
per development of the community. '
3. Thet the proposed reclessification of subject p:operty does properly relete~to the zones and their permitted
uses locally estebliehed in close proximity to aubject property and to the zones and their permitted uses generally estab-
lished throughout the commsnity.
4. That the proposed reclassification of sub3ect property does require dedication
for and standard improvement of abutting streets because said property does relate to and
abut upon streets and highways which are proposed to carry the type and quantity of traffic,
which will be generated by the permitted uses, in accordance with the circulation element of
the General Plan.
5e That the proposed develepment was approved on plans submitted and on file, knowm as

to the City Co~ncil of the City of Ane:~eim that subject Petitioa for R~classificetion be epproved end, by so doing,
thet Title 1&Zoning of the Ansheim Municipal Code Se amended to exclude the ebove described property fmm the
lo That a Final Tract Map of subject property be recorded in the office of the Orange
County Recorder.
2. That the owners of subject property shall pay to the City of •r.naheim the sum of $25.00
per dwelling unit to ba used for park and recreation purposes, said amount to be paid at

in the office of the Director of Public Works, prior to final building inspection.
